Changing The Buyer Mind Set 

New home sales people refer to existing homes for sale as "used homes" as in... "Why would you buy a used home when you can buy a new home with everything you want?"

     A few years ago I bought a low mileage (10K), pre-owned Avalon and it had all the bells and whistles. It has some things I know I would not have added if I had sat down with the salesperson and priced it out in a brand new car. It was a tremendous value and I have now had that car for 130,000 miles!

Deciphering Builder Speak: Can We Talk? 

When they say, "Homes starting in the Low $300s!... Luxury townhomes in the high $200s!" Does that mean you can buy a new home in that community between $300,000 and $325,000? Why So Much Paperwork?

Delaware is a small state. Did you know there are less than a million people in the entire state of Delaware? And, there are only 3 counties. Each county has much to offer and prices can vary greatly from one to the other.

SUSSEX COUNTY NEWS     

Sussex County, a.k.a. "Coastal Delaware," is where Boomers look to move for not only a primary residence in retirement but often for a second home/vacation home even while they are still working. This is the fastest growing county with the smallest population of the three. Due to its close proximity to the beach resorts in Delaware and on the Eastern Shore of Maryland, land costs higher in this county and prices are higher than in Kent County and often higher than the northern part of the state as well.

     On the western side of the county, you can find a single family home in the $300s. The closer you get to the beach, the higher the price of a new home and the range will be in the $400s and $500s.

KENT COUNTY 
Kent County is home to the state capital Dover, Dover Downs and the Dover Air Force Base. In this area, you will find a good choice of smaller 55+active adult communities and the prices can be significantly lower than in the areas to the north or south.
     It is possible to find attached homes in the low $200s or better and single family homes beginning in the mid $200s to the mid $300s.

     Not everybody loves the beach, so it's easy to see why our neighborhoods in Kent and New Castle Counties are booming! The Mid-state communities are popular with boomers looking to take advantage of Delaware's low property taxes and the tax-free shopping and for those who feel the beach is not a top priority in their retirement location. NEW CASTLE COUNTY

The northernmost Delaware county is New Castle. It is closest to airports, Amtrak, and Route 95 with easy access to the major cities within the Mid Atlantic Region. A popular choice for people from NJ, PA and MD, it is not where you will find the least expensive homes. New homes will range from the mid $300s to the high $400s and into the $500s if you go further north into the Brandywine area closest to the Pennsylvania border.
     Middletown is the fastest growing area in New Castle County and home to several popular 55+ active adult communities. We continue to show clients New Castle County communities for relocation and retirement due to its close proximity to the NY/NJ corridor. Inventory remains tight but on occasion, resales and QDHs do pop up, and those with cash can find some special deals.
