Wow it's almost February and our Team at Active Adults Realty is actively keeping up with a steady stream of new clients looking to move to Delaware. Habitat Announces Winter Events

Walt Jones Memorial Project

Indoor Winter Golf Clinic February 1st  

The Walt Jones Memorial Project announces their second annual INDOOR Winter Golf Clinic on Saturday, February 1st to benefit Sussex County Habitat for Humanity. Sessions will be from 9-11am and 12-2pm at the Delmarva Christian High School in Georgetown. This is a great day out with a family member or group of friends to brush up on your golf skills and learn new ones!

This year they've arranged for 6 local Pros. Attendance is limited to 40 players in each session. Sessions will focus on pitching, putting, and driving and is open to beginners, semi pros, men, women, and youth! A raffle will be held with prizes from local pro-shops. You might think it is more expensive to build a custom home in Delaware but that is not necessarily so. If you built a new home 20 or 30 years ago, you probably worked with a local builder and built a custom home.  

  Custom doesn't mean fancy or more expensive but it does mean that the builder will accommodate your specific wants and needs in the final plan. The actual price will reflect your choices and the concept of a base model price depends on the builder and the market they are trying to serve.

 

Advertised Price

With a custom builder, advertising tends to focus on the quality of construction and the design of their homes. Pricing may be quoted in ranges or you may be shown similar homes that were built and how much they sold for and what was included. To Read The Full Article, Click Here. 

HOA 101
Why you should read those HOA documents

In Delaware, every community that charges more than $500 a year in an HOA fee or a Condo fee is required to produce very detailed documentation. By law this stack of documents must be given to you for your review and acceptance. If you are buying an existing home, the seller is required to pay for a complete, current set of documents and deliver them to you or your agent. If you do not receive these documents prior to agreeing to purchase the home, the seller is still obligated to provide them to you and give you 5 days to review and accept them. If you object to anything contained in them you may nullify the contract and receive a full refund of all monies you have paid into escrow.

 

What if you are buying a new home?

The builder/developer is now the seller and is required to provide you with the same complete documentation for your approval and acceptance. The documents can be delivered electronically, on a CD or in hard copy but however and whenever you receive them, you still have those 5 days to read, review and accept them. No response is generally interpreted to mean "I Accept".
