In an effort to improve communications with our partners, colleagues and residents, we publish this brief, monthly eNewsletter.  If you have comments, questions or suggestions, please do not hesitate to contact our office.  We value your input. 

From the Director:      

 

    As someone recently stated, "there are more construction dumpsters in downtown Nebraska City than they had ever seen". That's good news! It is very exciting to watch all of the renovations progressing in Nebraska City this summer. This is a testament to our invested businesses in Nebraska City.  Bragging a little, we thought we would give you the dirt on what is happening!   

 

The Dirt on What is Happening in  

Construction and Renovation in Nebraska City

 

 

 

  • 405 Central Ave. will be the new home to an Architectural Salvage Warehouse business expected to open mid-August, 2014. This business is a perfect fit for  Nebraska City's brand.
  • 416 Central Ave. is home of the new Hidden Jem's Antique Mall which is open for business. 
  • Construction at 424 Central Ave. (Fox Center) is almost complete and will be a new events center for the area.
  • 701 Central Ave. is being renovated to be the new satellite location for Union Orchard, called Central Apple Market. The projected opening is for mid-August 2014.  So watch for continued progress.
  • 707 Central Ave. is being renovated and will include a second story loft living apartment.
  • 715 Central Ave. the remodeling on this location is going on behind covered windows. Expect an opening before Apple Jack.
  • 800 Central Avenue is the new home of Spiral Communications. Progress can be seen daily as more items are removed from the second story and the new windows on the second story have been installed. 
  • 813-815 Central Avenue is home to The Fort's new annex, FORT TUFF. It has just opened, so stop in and check it out.  For many long time Otoe County residents this was the former JCPenney's store that closed in the early 1980's. This store features work clothes for hard working people.
  • 911 Central Ave. is the home to our newest radio station B103fm and KNCY owned by Flood Broadcasting, Inc.  It is located on the newly renovated  second floor of Arbor Bank.      

          Following up with a construction report from South 11th Street in Nebraska City, the former City Tire store building at 1653 South 11th has been taken down to its red iron frame. Watch for the transformation as the new improvements and exterior take shape.  

     Moser's U-Save Pharmacy's new building is up and running now at  1821 South 11th St.  This State of the Art Pharmacy is a great addition to the South 11th Street area.  Stop in and check things out or if you're in a rush, use their new drive-thru. St Mary's Hospital New

 

    Things continue to progress on St. Mary's Hospital as they are on target for their Fall 2014 opening. A recent tour by employees have them raving about their soon to be new home.

      

     Another barometer for construction in the area is 1018 South 11th Street. Barrett Construction acquired the property over a year ago and has been leveling and selling dirt from the site. After this last week the site is nearly level and ready for development. The property is zoned industrial so ready for the right project.

North Industrial Site Update:

At the July 7th Community Development Agency's meeting the members approved selling 3 Acres of the North Industrial Site to MGS, LLC of Nebraska City. MGS,LLC owners Andy Moyer, Layne Greedy and Jason Stoll will be installing a building on the three acres which will be the new home for Tree Works and Midwest Concrete. Congratulations MGS, LLC and Thank you for investing in Nebraska City!

     Diana Kander was a recent speaker at the Lincoln Area Partnership breakfast on June 18th in Lincoln. An excellent speaker, Diana shared her story about starting multiple companies and how they differed in progress and success before a packed audience in the dining room of the Cornhusker Hotel.  She related how her experiences have taught her to look at business differently. "You must focus on the customer first, because if there are no customers you don't have a business". She posed questions to the group. The number one question was have you done your test marketing with you product of service?  Have you created your product or service then tried to sell it to someone besides friends and family?  

     If you would like to learn more about Diana's philosophy, check out her new book which is scheduled for release the end of July. All in Startup: Launching a New Idea When Everything is on the Line.

     So, from Diana Kander, the first step to being successful in business is "focus on the customer first".

Nebraska City is starting a Young Professional Network(YPN). This group is targeting professional individuals between the ages of 21 and 45 who want to be part of this network.
