AHFA Mourns Death of Board Member Anthony Barnes

AHFA Board Member, Birmingham public servant and real estate professional Anthony Barnes passed away October 13. Barnes was a former chairman of the Birmingham Water Works Board and founded Barnes & Associates, serving as president and CEO. 
 
"He was a public servant," said longtime friend former Birmingham Mayor Richard Arrington. "He dedicated a lot of his time and energy to that. He made good contributions and provided outstanding leadership." Barnes was appointed to the AHFA board in January 2009 by former Lieutenant Governor Jim Folsom. He is survived by his wife, Mildred, three daughters, a stepson, and six grandchildren.
Hardest Hit Alabama Offering More Help for Homeowners

Hardest Hit Alabama
Changes to the Hardest Hit Alabama program, effective November 1, now provide more options and increased financial assistance to eligible homeowners facing financial hardships and possible foreclosure. 

Hardest Hit Alabama is a foreclosure prevention program administered by AHFA and funded by the U.S. Treasury Department. 

Updated program information - including the types of assistance available and eligibility requirements - can be found at the HHA website at www.hardesthitalabama.com.

Grand Opening Held for Baytown Senior Village Apartments 

A grand opening for Baytown Senior Village Apartments in Semmes was held October 13. The 48-unit development is financed in part by $1 million in HOME Investment Partnerships program funds and $542,659 in Housing Credits, both administered by AHFA.
 
Baytown Senior Village is located near the Winn-Dixie grocery store in Semmes and a public library. Within walking distance are additional retail stores, including two pharmacies. AHFA staff was in attendance to help celebrate the event.
ServiSolutions® Online Account Management Site Undergoing Upgrade

Changes are coming to the Customer CareNet (CCN) experience. Customers who use CCN to make payments or manage their ServiSolutions® accounts will soon see changes due to an upgrade from our vendor that manages CCN. 

The tentative date for the upgrade is November 8, and will result in an updated look, new features and more intuitive navigation. For more information on how the upgrade will affect customers, please click here.
Public Hearing Held Regarding Multifamily Developments

AHFA recently held a Public Hearing regarding the proposed 2016 HOME Investment Partnerships Program Action Plan and the Housing Credit Qualified Allocation Plan. 

Multifamily Administrator David Young welcomed attendees to the hearing and shared a brief synopsis of the proposed changes for both plans. After hearing comments from one attendee, the meeting was closed.
 
Written comments about the Plans are still being accepted until 5 p.m. CT on November 6. Those who wish to submit written comments about the Plans must use the required 2016 Plan Comment form.

Gidget Maxwell Says Mortgage Credit Certificate Helped Her Buy a Home

"When I'm not working my normal job, I'm showing and working with my horses. They are my world," says Gidget Maxwell. That's why privacy, space for her horses to run around and easy access to the horses were some of the things Maxwell was looking for in her home. She got her wish in June 2015 when she moved into her new home in New Market. 
 
Maxwell purchased her home with the help of a Mortgage Credit Certificate (MCC) offered by the Alabama Housing Finance Authority. An MCC reduces the amount of federal income tax homebuyers must pay, which in turn frees up income to qualify for a mortgage. Borrowers can claim a tax credit up to 50 percent of the mortgage interest paid per year, capped at $2,000 annually. It is a dollar-for-dollar reduction against a borrower's federal tax liability. She says, "I needed to stay within a certain number for my monthly payment and an MCC made that possible."
 
ServiSolutions® Reaches $4 Billion Mark

ServiSolutions®, the mortgage servicing department of the Alabama Housing Finance Authority, reached another milestone recently. The servicing portfolio topped the $4 billion mark at the end of October. 

ServiSolutions® is the largest mortgage servicer located in the state of Alabama and services more than 53,000 loans. 
Staff Attend Affordable Housing Tax Credit Conference

Two staff from the Multifamily Division recently attended the Novogradac Affordable Housing Tax Credit Conference in New Orleans. The two-day conference featured breakout sessions, learning groups, networking events, and more than 50 speakers.
 
This valuable continuing education experience saw staff attend sessions focusing on new funding sources, successful Year 15 initiatives, the fair housing ruling, asset management, and the 2016 debt and equity outlook.
Family Appreciates Living at Phil Campbell Development

Barry Cleghorn and his family moved from Madison to Phil Campbell in 2012 to live with and care for his wife's ailing grandmother. Since she has transitioned to assisted living, the Cleghorns are now trying to sell the home to pay for her continued medical care and other living expenses.
 
That left them in need of a place of their own. On a drive around town, they saw the eye-catching, attractive apartments at The Village at Oliver Place. Cleghorn says his wife, "Turned in on two wheels. We came back two weeks later and had a tour and were just blown away, but we didn't think we could ever afford it."
 
The Village at Oliver Place opened in January 2015 and has an outside gazebo, grill and picnic area with a playground, and a community building that features wireless Internet, community cable TV, laundry facility, exercise room, and computer room. There are 12 two-bedroom units and 12 three-bedroom units. Two of the two-bedroom units are handicap accessible.
