Borrowers Saving More Than Anticipated with Alabama Home Buyer Initiative

Homebuyers using the Alabama Home Buyer Initiative are saving an average of $150 per month--fifty dollars more than original estimates. 

The Alabama Home Buyer Initiative pays a borrower's up-front single private mortgage insurance premium. 

This unique option is designed to complement AHFA's Step Up mortgage program by providing 30-year, fixed-rate financing and down payment assistance with no PMI costs for the homebuyer.  

Eligible borrowers may earn up to $97,300 in total household income and must also complete a homeownership education course to qualify.

Birmingham Mixed-Income Housing Development Part of Historic Neighborhood Revitalization

On July 25, ground-breaking ceremonies were held for the first phase of Woodlawn's The Park at Wood Station. The Park at Wood Station is a mixed-income residential community that will serve citizens in the Birmingham community of Woodlawn. 


The 64 townhouse units of this phase were financed in part by $1.1 million in Low-Income Housing Tax Credits administered by AHFA. There will be 28 two-bedroom units and 36 three-bedroom units, all more than 1,700 square feet and rents will be less than $600 per month. A site plan calls for the development to eventually span 15 different buildings. Plans for green space and additional community facilities will also be incorporated into long-range plans.


"These homes are being developed for the community, by the community," said Sally Mackin, executive director of Woodlawn Foundation. "That makes a big difference in our long-term goal of developing a sustainable Woodlawn that people will call home for generations."

HOME-Funded Development to Ease Demand for Senior Housing in Mobile

Baytown Senior Village, which broke ground on June 30, will provide affordable housing for 48 seniors in Semmes when it is completed in March 2015.


 

"Here in Semmes, there is a need in a range of 100 to 400 new units for seniors," said developer Clarence Ball, president/CEO of Ball HealthCare. "We are tapping into a market where there is a need. This is only 48 units. It should fill up well."

 

The development is financed in part by $1 million in AHFA-administered HOME Investment Partnerships program funds, $800,000 in Mobile County HOME funds, and a $4.7 million tax credit by the Federal Housing Credit Equity.


 

Baytown Senior Village will be located near the Winn-Dixie grocery store in Semmes and a public library. Within walking distance are additional retail stores, including two pharmacies.


 

Housing Market Shows Continued Improvement
Says Recent Report
 

According to the Administration's June Housing Scorecard, released in mid July, the housing market has continued to show signs of progress as sales of new and existing homes continue to rise and foreclosure starts and completions continue to fall.  

 

Home equity has also shown strong gains for homeowners, reaching the highest level in seven years.

 

Purchases of new homes rose by 18.6 percent, from 35,400 in April to 42,000 in May.  Sales of existing homes rose by 4.8 percent, from 388,300 in April to 407,500 in May. 

 

The report states that prices of single-family homes rose by a modest 1.1 percent from March to April, although prices are 10.8 percent ahead of where they were one year ago. With increased prices has come increased equity in already owned single-family homes.  

 

Homeowners' equity also rose nearly $795 billion in the first quarter of 2014, reaching a total of more than $10.8 trillion.  Since April 2009, home equity has risen by more than $4.7 trillion.


 

The number of homes entering foreclosure fell by 9.8 percent from April to May. This comes after a decline of 25 percent from the previous year.  Today, one-third as many homes are entering foreclosure each month as were doing so in December 2008.  Foreclosure completions have similarly declined by 5.6 percent over the past month and 27 percent over the past year.  Currently, monthly foreclosure completions are at the lowest level since July 2007.
