Your Home Top to Bottom:  Basement
I was in a house the other day where the musty smell nearly bowled me over at the top of the basement stairs.  Sure enough -- mold in the crawlspace, mold on the floor joists.  See below for information about keeping your basement dry, and what to do if it does get wet.

Basement Waterproofing 101

90% of wet basement problems are caused by surface water, through roof runoff or poor soil grading
  1. Divert water away from the foundation, using gutters and downspouts, soil finish grading and swales (ditches used to divert rainwater when a side of the building faces an upward slope).
  2. Repair cracks and holes in the basement floor and walls which may have resulted from settling.  Very small cracks and holes can be filled with a mixture of epoxy and latex cement.  Cracks larger than 1/8 inch should be filled with a stiff mortar made of cement and sand.
  3. Apply a waterproof sealant of sodium silicate to the walls and floors as a final protection from future leaks.  This can be applied to clean concrete, concrete block walls or masonry; however, take care not to come into contact with eyes or skin, and avoid inhalation.  Sealing with a waterproof compound also helps prevent water vapor or gas from penetrating the basement as well.
How to Dry Out a Wet Basement
The recent anniversary of Hurricane Sandy reminds us of the importance of quickly drying out anything in the home that gets wet.  Mold will start to form within hours if the environment is right.  And with the heat on and windows closed right now, it is even more critical.

Let your nose be your guide -- a musty smell means there is likely moisture, especially in a damp carpet.  Sheetrock, insulation, paneling, studs -- they all have to dry out or be replaced.  Toss anything water-damaged that cannot be cleaned.  But just letting everything dry out may not be enough.  Existing humidity in the air may be enough to feed the mold or mildew and keep it alive.  A dehumidifier can help eliminate moisture from the home.
