CENTRAL / SOUTH TEXAS ANNOUNCEMENTS:
MULTIFAMILY: Corpus Christi - A Texas-based limited partnership has purchased a portfolio of five multifamily properties in Corpus Christi totaling 836 units. The terms of the sales were not disclosed. The five properties are Briarcroft and Sky Harbor Apartments, 299 units; Carmel Manor Apartments, 74 units; Churchill Square Apartments, 107 units; Fairway Apartments, 149 units and Harper's Corner, 207 units. Joe James and Kent Myers, senior associates, and J. Patrick Burke, an associate, all in the Austin office of Marcus & Millichap, represented the seller, a private individual. The buyer's representative was not disclosed.
MULTIFAMILY: Edinburg - A private investor has purchased Las Violetas Apartments, a 96-unit multifamily property located at 2102 West Elisa Lane in Edinburg, Texas. Zar Haro and Michael Moffitt, investment specialists in Marcus & Millichap's San Antonio and Austin offices, had the exclusive listing to market the property on behalf of the seller, a developer. The buyer was secured by Peter R. Flis, Zar Haro and Michael Moffitt, investment specialists in Marcus & Millichap's Sacramento, San Antonio and Austin offices.
MULTIFAMILY: Austin - View Apartments LP has acquired the 213,260 SF multifamily building located at 1901-1911 Willow Creek Drive in Austin, TX for $13.31 million, or about $52,000 per unit. The property is a two-story 213,260-square-foot Class C building constructed in 1985 on 10.12 acres. George Deuillet with Hendricks & Partners (Hendricks-Berkadia) represented the seller, S2S Greenbrook Plano Associates LP and S2S Willow Creek Associates LP, as well as the buyer in the transaction.
OFFICE: San Antonio - Select Income REIT purchased a 99,986 SF office building located at 3600 Wiseman Boulevard in San Antonio. The building is currently 100-percent occupied by Hartford Fire Insurance Company. The seller was 3600 Wiseman Corp. Shaw and Keith Fisher of Stream Realty Partners served as the exclusive sale listing brokers for the transaction.
SPECIAL PURPOSE: Corpus Christi - Dallas based Move It Management LLC has purchased Bay Area Mini Storage in Corpus Christi, Texas. The 63,694 NRSF, Class "A" facility consists of more than 300 climate-controlled, nonclimate controlled, and boat and RV storage spaces. Bill Bellomy and Michael Johnson negotiated the sale between Southern Storage Group and Move It Management LLC.
NORTH TEXAS ANNOUNCEMENTS:
ANNOUNCEMENT: Fort Worth - Trammell Crow Company has announced that is has been awarded a twenty year build-to-suit lease by the General Services Administration for the Federal Aviation Administration's Southwest Region Headquarters in Fort Worth, Texas' Alliance Park. Design plans include a six-story building containing 357,214 square feet of office and support space, which meets both the government's security and energy-efficiency requirements. Construction is slated to begin in September 2013 and to be completed in October 2015.
INDUSTRIAL: Carrollton - Michigan-based Duro-Last Inc. has opened an 89,430 SF distribution center in Denton County to serve the Central U.S., selecting North Texas over competing industrial markets statewide. Brock Wilson, senior vice president and managing partner, represented the tenant in the transaction. The landlord, Duke Realty Corp., was represented by in-house broker Matt Hyman.
LAND: Roanoke - Cinemark Holdings, Inc., one of the world's largest motion picture exhibitors, has purchased 10 acres of land to construct a new 14-screen, all-digital movie theatre in Roanoke, Texas. The complex will feature the company's new Cinemark NextGen design concept. Ken Reimer, David Davidson, Jr., and Edward Bogel of Venture Commercial's Land Division represented the landlord, Roanoke Gateway in the 10-acre land sale, and Venture is also assisting the developer with the marketing of pad sites. Jay Jostrand of GRACO Real Estate Development represented Cinemark.
MULTIFAMILY: Arlington - A Chicago-based LLC has purchased the Meadow Creek Apartments, a 58-unit multifamily property located at 805 South Center Street in Arlington, Texas. Boyan Radic and Mason Green, investment specialists in Marcus & Millichap's Ft. Worth office, represented the seller, Fatis Meadow Creek Apartments LLC in this off market transaction. The buyer was also secured and represented by Radic and Green.
SOUTHEAST TEXAS ANNOUNCEMENTS:
ANNOUNCEMENT: The Woodlands - Brett Tynes has recently joined The J. Beard Real Estate Company. In his role, Tynes represents buyers and sellers of real estate investment properties. LAND: Houston - CC Gosling 14.58, L.P. has purchased +/-14.583 acres of land located at the southwest corner of Gosling and Spring Steubner Road in Harris County. Mark Terpstra with Caldwell Companies represented the buyer in the transaction. The seller, SO SUSA Ltd., was represented by Tom Condon, Jr. with Betz Commercial Brokerage, Inc.
MULTIFAMILY: Houston - An undisclosed buyer has purchased 1515 Campbell - Redevelopment, currently an apartment complex on 7.01 acres located at 1515 Campbell Road. Juan Cuevas and Justin Miller, investment specialists in Marcus & Millichap's Houston office, had the exclusive listing to market the property on behalf of the seller, a limited liability company. Tom Dosch with ARA real Estate Investment Services represented the buyer.
OFFICE: Houston - M2K LLC has purchased Park Green I, a 90,904 SF office building located at 8300 Bissonnet Street in Houston, Texas. Rob Chandler of Moody Rambin represented the seller Khoshbin 8300, LLC in the transaction. The buyer's representative was not named.
RETAIL: Bryan-College Station - New Jersey-based Lamar Companies has purchased the Bryan Towne Center. The 52,268 SF, value-add retail center serves the Bryan-College Station, Texas. CBRE Senior Vice President Chris Cozby, Vice President Chris Gerard, and Vice President Kevin Holland represented the seller, a subsidiary of BMO Harris Bank, N.A., in the transaction. The buyer's representative was not disclosed.
SPECIAL PURPOSE: Manvel - Landeavor, LLC, in partnership with Walton Street Capital L.L.C. and its affiliates, has purchased a 530-acre master-planned community located in Manvel, Texas for an undisclosed amount. HFF marketed the property on behalf of MA Sedona Lakes, LP, an investment of the E2M Value Added Fund. The HFF investment sales team representing the seller was led by managing director Davis Adams. The buyer's representative was not disclosed.
