CENTRAL / SOUTH TEXAS ANNOUNCEMENTS:

INDUSTRIAL: San Antonio - Belsam Real Estate, LLC of Boerne, Texas has purchased the 20,731 SF Building A office building at 8000 Vantage Drive in San Antonio. A source close to the transaction indicated the price paid was $1.9 million, or $92 per square foot. Julie Neighbors of Emerald Realty of San Antonio represented the seller, Vantage Metro, LLC, in the transaction. The buyer's representative was not disclosed.
INDUSTRIAL: Austin - Merrill Technologies, Inc. has leased 10,800 SF at Stonelake 6 at 11000 N. MoPac Expy. Will Nichols and Sam Owen from Stream Realty Partners represented the tenant in the transaction. The landlord was not disclosed.
MULTIFAMILY: Austin - BSR Trust, LLC, an owner and operator of multi-family properties in the southeastern and south central United States, has acquired the Heritage at Hillcrest Apartment Homes, located at 1200 and 1201 Broadmoor Dr. in Austin, Texas. Heritage at Hillcrest is a 286-unit garden-style community on 9.6 acres in Central Austin. Permanent financing for the Property will be a Freddie Mac loan originated by Oak Grove Capital. Ellen Muskin, president of Muskin Commercial, LLC and Daniel Elam, senior associate represented the Seller in the transaction.
NORTH TEXAS ANNOUNCEMENTS:

INDUSTRIAL: Roanoke - Saddle Creek Logistics Services has signed a 287,240 SF lease at 743 Henrietta Creek Road in Roanoke, TX. The single-level, 1,263,711-square-foot industrial building was built in 1992 in the NE Tarrant/Alliance industrial submarket. Gary Lindsey of Newmark Grubb Knight Frank represented the tenant in the transaction. Tony Creme, Steve Aldrich and Reid Goetz of Hillwood Properties represented the landlord, JP Morgan Investment Management Inc.
LAND: Lewisville -Gehan Homes has purchased 21.24 acres in Highpoint Oaks, Lewisville. Gehan has plans to construct 86 single-family homes in Highpoint Oaks at Vista Ridge Mall Drive and Denton Tap Road. This location offers convenient access to Business Highway 121 and close proximity to major retail stores, restaurants and employment centers. Mark Boone, Director of Commercial Sales and Leasing for Realty Capital Management represented the seller, Irving-based Realty Capital Management, in this transaction.
MULTIFAMILY: Fort Worth - A Dallas-based LLC has purchased the Veranda Court Apartments, a 48-unit complex located at 8037 Elizabeth Lane just north of Camp Bowie Boulevard in Fort Worth. Boyan Radic and Mason Green, investment specialists in Marcus & Millichap's Ft. Worth office, had the exclusive listing to market the property on behalf of the seller, Leipnik-Fort Worth Holdings, LLC. The buyer was also secured and represented by Boyan Radic and Mason Green.

INDUSTRIAL: Houston - Catapano Properties, LP, DBA as Western Horticultural Services, has purchased 30,257 SF of land with 3,750 SF of improvements at 13218 Pembroke Street. The seller, Prudence Park Limited Partnership, was represented by Chris Klein with Colliers International in the transaction. The buyer was represented by Mark Kidd, Jr. of M Kidd Properties, Inc.
INDUSTRIAL: Houston - Tiger Valve, a company which provides valve products to the oil and gas industry, recently leased 28,256 SF of industrial space in the North Hardy Toll Road industrial submarket at 4741 World Houston Parkway in World Houston International Business Center. Barrett Gibson, a Managing Principal, and Jason English, a Senior Advisor with Cresa Houston, negotiated the transaction on behalf of Tiger Valve. Rives Nolen of InSite represented the property owner, EastGroup Properties.
INDUSTRIAL: Houston - Matchpoint Industrial Properties has purchased an 18-acre site at 10525 Red Bluff Rd in Bayport South Business Park. The sale will kick off Johnson Development's second phase of development in the 200-acre industrial park in Bayport. Cushman & Wakefield's Kelley Parker, John Littman, Coe Parker, and Tim Thomas represented the undisclosed seller in the transaction. Ryan Fuselier and Bob Berry of Jones Lange LaSalle represented the buyer.
INDUSTRIAL: Houston - Wysocki Investment has purchased a 16,000 SF industrial building at 10020 Fairbanks North Houston. Commercial Realty Company's Fred Ash represented the buyer in the transaction. TNRG's Mike Spears and Mark Ward represented the seller Black Gold JV.
LAND: Baytown - JCG Properties, LLC has purchased 45.34 Undeveloped Acres located at I-10 East between Crosby Cedar Bayou Lynchburg Road and Sjolander Road, Baytown. Wade Sinclair with Claire Sinclair Properties, LLC represented the Buyer in the trans action. The seller was the Estate of Bernard Joseph Packard, Roy L. Fuller, Independent Executor.
