CENTRAL / SOUTH TEXAS ANNOUNCEMENTS:
INDUSTRIAL: Austin - Stoltz Real Estate Partners in Bala Cynwyd, PA, bought the Commerce Center South at the southwest corner of Ben White Boulevard and Montopolis Drive. The three Class A industrial buildings encompass 155,545 SF on a 35.3-acre site in the Southeast Austin submarket. The property was 100 percent leased at the time of sale. Transwestern brokers Hale Umstattd, Leah Gallagher and Luke Wheeler represented the seller, PacTrust, in the transaction. The buyer's representative was not disclosed.
OFFICE: San Antonio - Zachry Construction Co. has purchased Building I at the Heritage Oaks at Inwood office park on the far North Side. Spanning 84,000 square feet, the structure will serve as the new headquarters for Zachry. The firm is slated to move in during mid to late summer, according to Shawn Gulley, vice president of leasing for R.L. Worth & Associates, the developer of the office park.
OFFICE: San Antonio - Vitas Healthcare Corporation of Texas LP has leased 18,342 SF of office space at 8401 Datapoint Drive, San Antonio. Mike Sawtelle, CCIM with CBRE San Antonio represented the tenant in the transaction. Christi Griggs and Kyle Gunter with Peloton represented the landlord, Highpoint Towers LLC.
RETAIL: Austin - MIMCO, Inc. has purchased the Oak Hill Plaza at 7100 W. US Hwy 290 in Austin, TX for $4.84 million, or about $106 PSF. The 45,706 SF retail center was built in 1979 on 4.6 acres in the Southwest submarket of Travis County. Ben Edelstein of Kenny Dryden Investments represented the seller, H E B, in the transaction. Val Curl represented the buyer.
NORTH TEXAS ANNOUNCEMENTS:
INDUSTRIAL: Arlington - Amerco Real Estate Company acquired 2901 E. Pioneer Pky. in Arlington, TX for $3.2 million, or about $42 PSF. The property is a single-story, 76,448 SF industrial warehouse located immediately off of SH 360. Jami Savage of CBRE in Phoenix represented the buyer in the transaction. Stan McClure of CBRE in Dallas represented the seller, from Loh Enterprise.
MULTIFAMILY: Mesquite - Cross Equities has acquired the Garden House apartment complex at 2500 E. Meadows Blvd. in Mesquite, TX for $7.7 million, or about $21,000 per unit. The property has a total of 366 units with apartment units ranging from one to four bedrooms. It is situated on 16.3 acres and was constructed in 1971. It is a two-story complex with 39 buildings totaling approximately 376,038 square feet. Peter Hartnett of Hendricks & Partners represented the seller, AmeriSouth Realty Group, in the transaction. The buyer's representative was not disclosed.
OFFICE: Dallas - Velocishas purchased 3131 McKinney Avenue, 145,610 SF of Class A office space in the heart of Dallas' Uptown neighborhood. The 13-story building is currently more than 90 percent occupied. HFF represented the seller, a state pension fund advised by Lincoln Property Company in the transaction. Lincoln Property Company will manage the asset and James Esquivel, Jay Bailey and Clint Coe with Jones Lang LaSalle will handle property leasing. The buyer's representative was not disclosed.
OFFICE/MEDICAL: Palestine - An undisclosed buyer has purchased the Creek Medical Center, a 27,993 SF medical office building in Palestine, Texas, anchored by an ambulatory surgery center. Chris Bodnar and Lee Asher of CBRE's U.S. Healthcare Capital Markets Group represented the undisclosed seller in the transaction.
RETAIL: Dallas - Nordstrom Rack, the off-price division of fashion retailer Nordstrom, has signed a 40,175 SF lease at the Gallery On The Parkway. The 127,000 SF shopping center was constructed in 1995 at 13910 Dallas Parkway. Nordstrom Rack will join buybuyBABY and Bed Bath & Beyond in the center. Steve Liberman, CEO, and David Fazio, senior vice president at The Retail Connection, L.P. negotiated the lease on behalf of Bed Bath & Beyond, which owns and operates the shopping center. The tenant's representative was not disclosed.
SOUTHEAST TEXAS ANNOUNCEMENTS:
INDUSTRIAL: Houston - Trust Tobacco Company has purchased an 83,000 SF industrial facility, located at 7604 Kempwood Drive, near the intersection of Hempstead Highway and Kempwood Drive. The building features 44K SF of office with 39K SF of HVAC warehouse. Reed Vestal and Taylor Schmidt of the Finial Group represented the seller in the transaction. The buyer's representative was not disclosed.
INDUSTRIAL: Pasadena - Furmanite America, Inc. has leased a 32,000 SF crane-served /manufacturing facility on 2.9179 acres. The facility is located at 10200 New Decade Drive, in Pasadena. B. Kelley Parker, III, SIOR; John F. Littman, SIOR, MAI; Coe Parker and Tim M. Thomas of Cushman and Wakefield of Texas Inc.'s Houston office represented the landlord, DTMT One, LLC, in the negotiations. Reggie Beavan and Sheryl Crutchfield of Jackson Cooksey represented the tenant.
INDUSTRIAL: Houston - Locke Solutions, a newly established company which provides electrical, communication, power, drainage, industrial, and custom solutions to the construction industry, recently closed on a long-term, 27,500 SF industrial/flex lease for its Precast Division. Chase Spence, an Advisor with Cresa Houston, negotiated the transaction on behalf of Locke Solutions at Santa Fe Business Park in the South Highway 35 industrial submarket of Houston. Scott Wilkerson with Garver Real Estate represented the property owner, Garver Real Estate.
LAND: Houston - Express Concrete, LLC has purchased a 6.5 acre land tract located at 0 Cutten Road in Houston, Texas 77066. Ross Roberts of Keller Williams Premier Katy represented the buyer in the transaction. Stephen Kuper & Robert McGee of The National Realty Group represented the seller, Alvin Albert Irrevocable Trust.
LAND: Angleton - Keith Kucera has purchased 10.0545 acres of vacant land located at 29000 FM 2004, in Angleton. Tim M. Thomas, B. Kelley Parker, III, SIOR; John F. Littman, SIOR, MAI and Coe Parker of Cushman and Wakefield of Texas Inc.'s Houston office represented the seller, the Gertrude George Estate, in the negotiations. The buyer's representative was not disclosed.
OFFICE: Houston - American Surgical Assistants Inc. has leased 13,620 SF of office space at 7322 SW Freeway in Houston. David Richardson of American Surgical and David Neville of McDermott Will & Emery LLP. represented American Surgical in the transaction.
