NORTH TEXAS ANNOUNCEMENTS:

HOSPITALITY: McKinney - A private investor has purchased the Regency Inn McKinney, a 58 room Hospitality property located at 951 South Central Expressway in McKinney, TX. The asset commanded a list price of $1,900,000. Michael Yu and Rahul Bijlani, and Tyler Bean of the National Hospitality Group in Marcus & Millichap's Fort Worth office had the exclusive listing to market the property on behalf of the seller, a partnership.  The buyer, a private investor, was also secured and represented by Yu and Bijlani; and Andrew Frosch in Marcus & Millichap's Houston office.

INDUSTRIAL: Richardson - Rogers-O'Brien Construction Co. has leased 22,541 SF of warehouse space in Kelly Industrial Building, 307 Hilltop Dr., Richardson, TX, from Cobalt Industrial REIT II. Michael T. Grant, senior vice president and managing partner of Bradford Commercial Real Estate Services, represented the tenant. Joshua Barnes of Holt Lunsford Commercial represented the landlord. 

 


INDUSTRIAL: Dallas - BBC Motorsports has executed a lease for approximately 59,425 SF at 1320 Chemical Street in Dallas, a 70,000+ SF warehouse. The space was needed to accommodate the explosive growth of their wholesale and retail internet-based automotive operations. Bill Bledsoe, automotive real estate specialist, of Henry S. Miller Brokerage represented the tenant in the transaction. The landlord, Keyland Investments, LP was represented by Doug Molny with Jim Lake Companies.

 

 

OFFICE: Frisco - FCS Construction has leased approximately 15,898 SF of office space at 9550 John W. Elliot in Frisco, Texas. The FCS lease takes the 47,500 SF facility to full capacity. Dan Spika, Industrial Division EVP, of Henry S. Miller Brokerage's Office represented the landlord, Cripple Creek Development, LLC in the transaction. The tenant was represented by Teague Griffin of Brown and Griffin.

 

OFFICE: Dallas - Toyota of Dallas has acquired the Vonco Medical building at 11480 Anahiem Drive in Dallas. Toyota of Dallas purchased a total of 2.03 acres, including an existing 33,493 SF warehouse and plans to expand their body shop operations at the new site. Bill Bledsoe, automotive real estate specialist, of Henry S. Miller Brokerage represented the buyer in the transaction. The seller, SVONS, LLC self-represented .

SPECIAL PURPOSE: Dallas - Inglesia Evangelica Familia De Dios has purchased the property located at 4720 Lynnacre in Dallas from Ideria Ekukpe. Consisting of 5 acres of land and a 4-building complex with 11,381 SF of space, the property will be used for a future church location. Bill Mote with Mote and Associates, Inc. brokered the transaction.

SOUTHEAST TEXAS ANNOUNCEMENTS:

LAND: Houston - R.H. Martini, Trustee has purchased 9.6 acres at 13800 Lew Briggs Rd., west of SH 288 and south of Almeda Genoa Rd. David Gerber of Gerber Realty represented the Seller, Cecil Massey, in the transaction. Brett Ganz of Dudley Duke Interests represented the Buyer..

OFFICE: Houston - 11510 S. Petropark, LLC has purchased a 12,000 SF building at 11510 S. Petropark.  The seller, Avinash Ayachit, was represented by John Ferruzzo, SIOR and Nick Peterson of NAI Houston. The buyer's representative was undisclosed

OFFICE: Houston - Memco, Inc. has leased 11,430 SF at the 4280 Lockfield building, Houston, Texas. Jeff Barbles of Moody Rambin Interests represented the building owner, IVEST LP. Jim Autenreith with Moody Rambin represented the tenant in negotiations.

OFFICE: Houston - Fidelity Investments has leased 16,300 SF at High Street located at 4410 Westheimer Road in Houston, Texas . The landlord, Coventry III DIN CAL High Street, L.P., was represented by Chris Pitts of SRS Real Estate Partners. Colliers International's Marshall Clinkscales of the Houston office and Ted Chryssicas of the Boston office represented Fidelity Investments in the transaction.

 

OFFICE: Houston - Camden Property Trust has leased 86,733 SF at 11 Greenway Plaza. Camden, one of the largest publicly traded multifamily development companies in the United States, will expand and relocate their corporate headquarters from 3 Greenway Plaza to 11 Greenway Plaza. Bob Boykin, Warren Savery and Bubba Harkins represented the owner, Crescent Crown Greenway Plaza SPV LLC, in the transaction while Anthony Squillante, Chris Johnson, Jeremy Hunt and Mike Anzilotti represented Camden Property Trust. 

 

CENTRAL/SOUTH TEXAS ANNOUNCEMENTS:

INDUSTRIAL: San Antonio - Aspen Beverage Group has expanded an existing lease to 28,644 square feet at Interwest Business Park located at 6800 Alamo Downs Parkway in the Northwest submarket of San Antonio. Joe Carroll of Cavender & Hill Properties, Inc., represented the tenant in the deal. Jason Schnittger and Michael Flowers of Stream Realty Partners' San Antonio office represented the landlord, DRA Advisors, Inc..

 

INDUSTRIAL: San Antonio - Beavex, Inc. has expanded an existing lease from 11,250 square feet to 21,642 square feet at Isom Business Center located at 919-995 Isom Road in North Central San Antonio. Jason Schnittger, senior vice president of Stream Realty Partners' San Antonio office, represented the landlord, DRA Advisors, Inc., in the transaction. The tenant's representative was not disclosed.

 

OFFICE: Austin - Consilience Software leased 8,283 square feet of office space at Four Points Centre, Building I located at 11305 Four Points Drive in Austin. Carl Condon and Chrissy Cornelius of Commercial Texas, LLC represented the tenant and Brett Arabie of Oxford Commercial represented the landlord.

 

RETAIL: Killeen - J. Fletcher Creamer & Sons has purchased a Golden Corral at 1420 E Central Texas Expressway in Killeen, TX, for $3.8 million, or about $379 per square foot. Golden Corral signed a 15-year absolute triple-net lease for the 10,053-square-foot retail building. Constructed in 2008, the property is on 5 acres about 75 minutes north of Austin. Matt Mousavi and Dennis Vaccaro of Faris Lee Investments represented the seller. Alan Cafiero of Marcus & Millichap represented the buyer.

 

RETAIL: Austin - Los Canarios Fine Mexican Cuisine is leasing 4,988 SF at Lakeline Mall located at 11200 Lakeline Mall Dr - Cedar Park, Texas 78613.  Herman Tjahja of Retail Solutions represented the landlord, and Tom Pitcock of Capital Area Commercial represented the tenant.
