NORTH TEXAS ANNOUNCEMENTS:

OFFICE: Grand Prairie - General Electric Co. has renewed a full-building lease for the 470,000-SF Regency II, 1011 Isuzu Parkway, Grand Prairie, TX. Michael W. Spain, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services, and Kevin J. Santaularia, president and CEO, represented the landlord, OTR GP. Steven H. Berger of CBRE represented the tenant.

 

OFFICE: Fort Worth - An undisclosed buyer has purchased the Mont Del III Office Park, located at 6201 Southwest Boulevard in Benbrook. The 4,871 SF building is fully occupied and located on the corner of Southwest Boulevard and Bryant Irvin off Interstate 820. Theron Bryant with SCM Real Estate Services represented the unannounced seller in this transaction, and Michelle Hudson with Hudson Peters represented the buyer.

 


 

OFFICE: Dallas - FAMSA has expanded their lease into a new 9,133 SF office space at 2727 LBJ Freeway. Leasing Representative Jillian Brody negotiated the lease on behalf of Boxer Property and LSR Real Estate represented the tenant.

 

RETAIL: Greenville - A private investor has purchased the Quality Inn located at 1215 East I-30 in Greenville, Texas. The 139-room hotel is conveniently located off Interstate 30 providing an ideal location proximate to many local businesses. Bert Stevens, first vice president of CBRE Hotels in Dallas, represented the seller in the transaction. A private investor purchased the hotel for an undisclosed amount. The buyer's representative was not disclosed.

OFFICE: Dallas - Acosta, Inc. has renewed 11,204 SF of office space at Jupiter Commerce Center, which is owned by Quincy Properties. Joshua Barnes of Holt Lunsford Commercial represented the landlord and Brian Whittington of CRESA represented the tenant. The building is located at 13657 Jupiter Rd.
SOUTHEAST TEXAS ANNOUNCEMENTS:
OFFICE: Houston - Marion Montgomery Properties, Inc. has purchased the 19,006 SF office building at 1712 Pease Street in Houston, Texas . The property had been listed for $4.8 million.  The buyer was represented by Sara McMurray of Sara McMurray Interests.  Ashley Yoder and Walker Ryan of Colliers International represented the seller, CAS Group LLC, in the transaction.
RETAIL: Pearland - HomeGoods has opened a new 28,500 SF store in the Silverlake Shopping Center at SH 288 and FM 518 in Pearland, Texas. Culver Stedman of EDGE Realty Partners represented the Tenant and Lynn Davis with Fidelis Realty Partners represented the undisclosed Landlord.
LAND: Houston - David Weekley Homes has purchased approximately 3.5 acres of land on Bracher Street in the Spring Branch area of Houston for new residential development & construction. Matthew Herring, James Kadlick and Chris Hutcheson of McAlister Real Estate brokered the land transaction.

LAND: Houston - Medhanealem Ethiopian Orthodox Church has purchased a 175,546.8 SF (4.03 acres) tract of land located at 11615 Canemont in Houston. Daniel Bekele of Coldwell Banker Commercial United, Realtors represented the buyer and Keith Grothaus of the Caldwell Companies represented the seller, William and Patricia Houd.

 

OFFICE: Houston - 1702 Cullen, L.L.C., on behalf of Showcase Custom Vinyl Windows and Doors, has purchased an office/warehouse building consisting of approximately 62,608 SF on approximately 2.1341 acres of land at 1702 Cullen Boulevard in Houston. Joe Evans and Janae Evans of Evans Properties represented the buyer and Steve King of CBRE represented the seller, AEG Investors, Group, L.L.C.

RETAIL: Houston - An undisclosed buyer has purchased the Huntington Village Shopping Center, an 111,824 SF retail property located at 12605 Bissonnet. The asset commanded a list price of $6,650,000. Jerry Goldstein in Marcus & Millichap's Houston office, had the exclusive listing to market the property on behalf of the seller, Brixmor Properties. The buyer's representative was not announced.

LAND: Houston - LGI Homes and Legend Homes has purchased 104 single family lots located in North Kingwood Forest subdivision for new residential development. Matthew Herring, James Kadlick and Chris Hutcheson of McAlister Real Estate represented the seller in the transaction.

CENTRAL/SOUTH TEXAS ANNOUNCEMENTS:

MULTIFAMILY: Austin - Christopher Commercial Inc., a Bee Cave, TX-based regional developer/owner, completed its acquisition of the 309-unit Avanti Hills apartment complex located at 12601 Bee Cave Parkway in Austin from Bank of America. The multifamily community totals 315,200 SF and is on 10.52 acres, according to CoStar information. Patton Jones with Apartment Realty Advisors represented the seller. There was no buyer's broker.

OFFICE: Austin - MIG Real Estate, a commercial real estate investor headquartered in Newport Beach, CA, has purchased Barton Oaks Plaza, a five-story, 99,404 SF office building in southwest Austin, TX. The Class A property is on 3.4 acres at 901 MoPac Expressway S. and is currently 96 percent leased. J. Todd Mills and Casey Knust of CBRE represented the seller, GID Investment Advisers LLC, in the transaction. MIG Real Estate was self-represented.

MULTIFAMILY: Boerne - Steadfast Income REIT has purchased the 288-unit Vantage at Fair Oaks Apartments at 27642 IH 10 West in Boerne, TX, for $34.56 million or $120,000 per unit. The community consists of 14 three-story garden-type multifamily buildings and the apartments will be renamed to Fairmarc Apartments. Mike Miller, Chris Ross and Will Caruth of Hendricks & Partners represented the seller, American Opportunity for Housing Inc.

OFFICE: San Antonio - Strasburger Price Oppenheimer Blend, a law firm, signed a 15-year lease to fully occupy 36,000 SF in the office building at 2301 Broadway St. in San Antonio. Seth Prescott of Stream Realty Partners represented the tenant in the transaction. Shawn Gulley of R.L. Worth represented the landlord, Worth/Guenther Partnership.
