SOUTHEAST TEXAS ANNOUNCEMENTS:

OFFICE: Houston - DRA Advisors, LLC has purchased a 174,521-square-foot office building located at 17000 Katy Freeway in Houston's Energy Corridor. The buyer was represented by Wallace Reid, Matt Kafka and Colby Mueck of HFF's debt placement team. HFF also worked on behalf of the buyer to secure a five-year acquisition loan through Wells Fargo. The seller, Black Forest Ventures, was represented by Trent Agnew, Rusty Tamlyn and Dan Miller of HFF's investment sales team.

INDUSTRIAL: Houston - 1705163 Alberta Ltd. has purchased a 27,000 square-foot industrial building located at 20221 Carriage Point Drive Houston, Texas 77073.  Steve Adkisson of The National Realty Group represented the buyer.  Robert McGee and Mike Spears of The National Realty Group represented the seller, ES Hardy Park L.P.

PROFESSIONAL: Houston - A partnership has purchased the Devon Professional Building, a 26,735 SF Retail and Professional building located at 17300 El Camino Real. Justin Miller, of Marcus & Millichap had the exclusive listing to market the property on behalf of the seller, a partnership.  The buyer, also a partnership, was secured and represented by Eric Guerrero, Rahul Bijlani and Michael Yu also of Marcus & Millichap.

 

ANNOUNCEMENT: Houston - American Spectrum Realty, Inc., a real estate investment, management and leasing company headquartered in Houston, Texas, announced today that it has named Bill McGrath, CCIM President of American Spectrum Management Group, Inc. OFFICE: Webster - Braun Enterprises has acquired two flex / office buildings Bay Terrace I & II, located at 17155 Feathercraft Lane & 555 Forge River in Webster, Texas. The buildings total approximately 200,000 SF. The Buyer was represented by Dan Braun of Braun Enterprises and the seller, not disclosed, was represented by David Carter of Colliers International.

CENTRAL/SOUTH TEXAS ANNOUNCEMENTS:

RETAIL: San Antonio - Peloton Commercial Real Estate (Peloton) announced the sale of the Treehouse Shopping Center at 5300-5330 Broadway Street in Alamo Heights. Jason Adkison and Scott Boynton of Peloton represented the seller of the approximately 12,000 square-foot building in the North Central submarket. Patrick Ferris with PF Properties represented the buyer.

MULTIFAMILY: San Antonio - A Massachusetts based private equity fund has purchased the Carrington Place Apartments, a 172 unit, two phase, institutional grade property located in the San Antonio suburb of Boerne. Scott Weems and Brandon Lo Porto of San Antonio Commercial Advisors, an independently owned and operated member of the Cushman & Wakefield Alliance, represented the seller; an Arizona based private investor, in the transaction. The buyer's representatives were not disclosed.

OFFICE: Austin - Omninet Capital has purchased the Twin Towers office building located at 1106 Clayton Lane in Austin. The building totals 190,570 square feet. Walter Saad and Cathy Nabours of CBRE represented the sellers, Twin Towers LP, in the transaction. The buyer's representatives were not disclosed.

MULTIFAMILY: San Antonio - A California based private investor has purchased the Portofino and Montage at North Point Apartments, a 480 unit, Class B apartment portfolio located in northwest San Antonio. Brandon Lo Porto and Scott Weems of San Antonio Commercial Advisors, an independently owned and operated member of the Cushman & Wakefield Alliance, represented the buyer in the transaction. The seller was a New York City based financial institution. The seller's representatives were not disclosed.

OFFICE: San Antonio - A single purpose entity that is a subsidiary of CapLease, Inc., a public real estate investment trust based in New York City, has purchased a two-story, 96,000 square foot, Class A office building located in University Park in San Antonio. The office building is located at 5859 Farinon. Travis Commercial and Holliday Fenoglio Fowler represented the Seller in the transaction. The Buyer represented themselves.

NORTH TEXAS ANNOUNCEMENTS:

INDUSTRIAL: Dallas - Uplift Education has purchased a 41,580 SF industrial building located at 9411 Hargrove Drive. The industrial building will be converted to a charter school, with a slated opening for this fall. Ward Richmond and David Wetherington of Colliers International negotiated the transaction on behalf of the seller Restoration Partners, Ltd. Eliza Solender, with Solender/Hall Inc., represented the buyer.

INDUSTRIAL: Dallas - Angelo Gordon & Company in New York has purchased of the Dallas portion of the Dallas & Austin Core Portfolio. The Class A industrial building totals 250,000 SF and is located at 4501 Mountain Creek Parkway. Jack Fraker, Josh McArtor, Jonathan Bryan, and Heather McClain Venegoni with CBRE represented the seller, Verde Realty, in the transaction. The buyer representatives were not discosed. 

LAND: Dallas - Dallas-based Billingsley Companies has purchased a �225-acre tract at Mercer Crossing. Darrell Hurmis, EVP and Associate Ben Chien of Henry S. Miller Brokerage were the only brokers involved in the deal and helped negotiate on behalf of the seller, Armed Forces Bank, N.A. of Kansas City, MO and Billingsley for an undisclosed sales price.


STORAGE: Weatherford - A private investor has purchased Security Self Storage, a 34,625-square foot self storage facility located at 2200 Fort Worth Highway. The buyer was represented by Mason Green of Marcus & Millichap's Ft. Worth office in the transaction. Brandon Karr, a self-storage investment specialist in Marcus & Millichap's Ft. Worth office, represented the seller, also a private investor.

OFFICE: Dallas - Seattle-based Talon Private Capital has purchased 2525 McKinnon in Uptown Dallas. The property is a Class A office asset containing 111,722 SF, 100% of which are currently leased. Gary Carr, Eric Mackey, John Alvarado, Robert Hill and Russell Ingrum of CBRE arranged the transaction on behalf of the seller, KBS Capital Advisors LLC. The buyer's representatives were undisclosed.
