LAROSA'S - relocating from Latonia, KY The DISTRICTS of TAYLOR MILL will soon be home to a new 6,000 sf LaRosa's that will follow the newest family friendly prototype featuring a casual dining zone with indoor and outdoor seating, a party room for reserved events, a game room, and a full service bar (indoor/outdoor). Seating capacity is anticipated to be for 195, with 178 slated for inside dining and 36 slated for outside dining. The Taylor Mill location will be one of the largest LaRosa's in the Tri-State. LaRosa's has been in operation since 1954 when Buddy LaRosa opened his first neighborhood pizzeria on Cincinnati's West Side. Currently there are 65 locations throughout the Tri-State and we are proud to announce its newest location in Taylor Mill, KY! As part of this relocation, the LaRosa's currently located in the Latonia Shopping Center will be closing in February 2014 without an interruption in service to customers as it moves to its new location. SKYLINE CHILI - relocating, expanding, and upgrading their Taylor Mill location Taylor Mill is already home to the renowned Skyline Chili, which is currently located in the Shoppes of Taylor Mill, however, it will be relocating from their current location to stand alongside LaRosa's in a brand new prominently located complex. Skyline's newest Taylor Mill location will feature 3,600 sf of indoor dining, a high demand drive thru, and a beautiful stone fireplace that will serve as a main focal point inside the restaurant. Seating capacity in this location is estimated to be 121 seats. MORE RETAIL OPPORTUNITIES ABOUND Located within the same building as Skyline and LaRosa's is an additional 2,400 sf retail opportunity that will be owned and operated by the Holland Restaurant Group who have yet to announce their newest venture. Additionally, an out lot adjacent to the 18,000 sf complex will be developed for future retail/office space and will be comprised of approximately 3,500 sf. CORPORATE HEADQUARTERS RELOCATING The design and development guidelines for the DISTRICTS of TAYLOR MILL calls for new buildings to feature a fully functional second story. As a result, we are thrilled to announce that the Skyline/LaRosa's Taylor Mill Complex will also be home headquarters to The Holland Restaurant Group's Corporate Offices, currently located in Florence, KY. Their new 6,000 sf corporate offices will be domiciled directly above the Skyline/LaRosa's Cornerstone Retail Complex. DEVELOPMENT DETAILS The Holland Restaurant Group worked in partnership with the Districts of Taylor Mill, LLC Development Company, owned and operated by Gary Holland and Ron Rosen, to acquire nine (9) individual parcels of property located between Walnut Drive and South Mason Drive in Taylor Mill, KY. In all they assembled 4.07 acres of land ripe for development in the Downtown Taylor Mill (District 3 ) Zone, identified as the Hospitality and Retail Row Area. This property was already zoned for commercial development but multiple property acquisitions in the area made the process challenging. The development which will front existing KY 16 will have external finishes comprised of a limestone base, a brick façade, cornice trim detail, and a metal standing seam roof. It also will feature plentiful green spaces and beautiful decorative landscaping elements, including a welcoming court yard at its rear entrance. Development costs are expected to exceed 5 million dollars, and produce job growth in the amount of 115 new positions, not including positions that are already in the community as part of the existing Skyline Chili operation. Residents can expect to see earthwork beginning by the end of this month and continuing along with property demolition through August 2013. An official ground breaking ceremony on the new retail complex is anticipated to take place in mid to late August. The Grand Opening of the entire facility should take place in February 2014. The closing and opening of each Skyline and LaRosa's will be seamless. It is the hope of the Holland Restaurant Group that they will operate both restaurants in their current locations up until the grand opening of their new combination complex. The DISTRICTS of TAYLOR MILL The DISTRICTS of TAYLOR MILL emerged after the City of Taylor Mill commissioned consultants from Woolpert, Inc and McKenna & Associates to prepare a land use study/development plan in preparation for the reconstruction of KY 16, a $67 million road improvement project instituted by the Commonwealth of Kentucky and the Kentucky Transportation Cabinet. The resulting product was a proactive approach to planning for an area that has been identified as a main "gateway" to the Taylor Mill Community and Southern Kenton County. The DISTRICTS will transform Taylor Mill with high quality developments comprised of businesses and shops alongside a synergistic mix of commercial and office buildings, creating a community for everyone to experience and enjoy. The Districts is composed of four (4) unique areas that can be developed concurrently or in multiple phases. Taylor Mill recognized this massive public investment by the Commonwealth of Kentucky as a great opportunity to revitalize the community. City Officials realize the potential for tremendous commercial growth and have taken steps necessary to attract quality traditional development to Taylor Mill by defining our vision for the Districts by establishing guidelines for traditional downtown redevelopment and formalized its commitment by adopting zoning for each of the various zones within the DISTRICTS. They also committed a significant amount of public funds towards the relocation of utilities underground, ongoing sidewalk installation, as well as, the installation of decorative street scape elements to include pedestrian lighting, benches, trash cans, and decorative mast arm traffic signals and pedestrian crosswalk signals that will embody a true downtown environment. The owners of Holland Restaurant Group and the Districts of Taylor Mill, LLC embraced these conceptual plans and are incorporating all aspects of the guidelines into their development complex to insure that it is the cornerstone of downtown Taylor Mill. THE MAJOR PLAYERS The Holland Restaurant Group and the Districts of Taylor Mill, LLC is owned and operated by Gary Holland and Ron Rosen. Gary Holland grew up in Southern Kenton County and attended Beechgrove Elementary, Twenhofel Middle, and Simon Kenton High School. He is a graduate of Thomas More College with a Bachelor of Arts in Accounting and a Juris Doctorate from the Salmon P. Chase College of Law at Northern Kentucky University. Mr. Holland is licensed to practice law in both Ohio and Kentucky. He also is the largest franchisee of Skyline Chili with Northern Kentucky locations in Independence, Richwood, Florence/Industrial Road, Dry Ridge and Taylor Mill. Holland also owns the Reading, Cleves, Wyoming, OH and Lawrenceburg, IN franchises. Ron Rosen was born and raised on the East Side of Cincinnati and currently resides in Anderson Township, OH and has been in the restaurant business all of his life. Mr. Rosen also owns three Skyline Chili franchises in Ohio. Together Gary Holland and Ron Rosen own and operate the Anderson Township Skyline Chili and three (3) LaRosa's franchises located in Northern Kentucky including Latonia, Dry Ridge and Independence.
