Ever been 'blindsided' by some unforeseen or unanticipated expense while selling a home? You know the scenario don't you? You do all the things you may have read about on line or in a publication on 'how to get your home ready for sale'. You decide to put your home on the market at just the right time. The home goes under contract, and the clock starts ticking for the various elected inspections to be performed. You have been living in the home for some time and you feel confident that there is nothing that will surprise you. Then the buyer's inspector performs his/her inspection. A couple of days later, you get a reply to inspections document from the buyer's agent with a list of repair items, some of which are quite ALARMING, not to mention EXPENSIVE!

You ask yourself, "How could this be?" Some of these items listed in the document were not even on the home inspection report when YOU bought the house. "Now, where am I going to get the money to fix these major issues?" "I cannot afford to lower the price of the home, I NEED that money to purchase the home we just put an agreement on" you angrily tell your agent. Now you are feeling like someone has PULLED THE RUG RIGHT from under you and you're wondering why no one even suggested that you have your home pre-inspected. You are powerless to do anything about it. You are stuck and the deal is in jeopardy of falling apart.

This has occurred in many cases that I am aware of, and I am sure many of the readers of this article can see how easily this can occur. I recently had a scenario, on a beautiful home in Delaware County, where everything looked VERY nice. (I'm talking multiple offers, over asking price, NICE! Oh! What a feeling). The home was well cared for by the owners, an absolutely stunning place. At the very tail end of the home inspection for the buyers, I had to drop the bombshell that there was significant mold/fungal growth in the attic. Now, the sellers had another home under agreement, and were ready to move. All of a sudden, they had to deal with a mold problem in the attic that wasn't on their inspection report 6 years prior, and it was an expense that they were not anticipating at all.   

 

A day or so later, I was back in the home performing mold sampling for the buyers. I asked one of the homeowners as I concluded the indoor air sampling, "Did you conduct a 'pre-listing' home inspection?" Her reply to me was, "I asked my agent if I should get a home inspection done, and she said that the house looked great and not to concern myself with it". The homeowner was not very happy with her agent at this point, at all. The selling couple felt mislead, deflated and powerless, despite multiple offers.  

 

Don't let this happen to you. Before putting a home on the market the smart thing to do is to make sure that you know everything you can about the home. Even when you live in the home, you may not be aware of some deficiencies that may be present, some of which can be costly. I asked a few agent friends of mine why some homeowners elect NOT to have their home inspected prior to selling. The answer is often that they do not wish to know and then have to disclose some

This is very unwise. Notwithstanding, it can be
potentially costly to the agent when money has been invested in the marketing of the home. Folks, do yourselves a huge favor and have your home inspected every 3-5 years, or at the very least, a year prior to putting the home on the market. When a home is under contract, time is of the essence and in short supply. Decisions will need to be made swiftly. Conversely, when you conduct a 'pre-sale/pre-listing' inspection, time is on YOUR side. YOU are in control of the situation. This will allow you time to determine what you wish to address, and what you will not and simply disclose. 
  
This will put you in a very strong position when you finally put the home on the market. It also demonstrates to 'would be buyers' what conscientious homeowners you are.
