Tight Market Drives Home Prices Higher  
Real estate board reports average Calgary house sold for $518,400

CALGARY - A tighter market for resale homes led to faster sales as prices set new all-time highs in March, according to the Calgary Real Estate Board.

In Calgary, average housing unit prices including condos and townhouses were up nine per cent to $460,800 from $422,400 in March 2012. That's more expensive than the record $457,100 in February, which upset the previous high mark of $452,600 set in July 2007.

Single-family homes sold in the city averaged $518,400, ahead by nearly 10 per cent over March 2012, while condos were up nearly 11 per cent at $300,900 and townhouses were up 13.5 per cent at $355,500.

The average MLS sale price for a single-family home in February was $518,500, beating the previous record of $506,700 in July 2007.

"Less resale product available to consumers is ultimately limiting sales growth," said CREB president Becky Walters in a news release.

"In addition, resale homes are selling in less time and with continued upward pressure on prices."

The average residential price in the Calgary region jumped nearly seven per cent to $451,500 in March from $422,400 in the same month of 2012, the board said in a news release.

CREB said the inventory of active homes for sale in Calgary showed the lowest March levels in more than five years, coming in at about 4,000 units, up from February's levels but well below the number available one year ago.

New listings in March were five per cent lower than levels recorded in 2012, and five per cent lower after the first quarter, it said.

"While market conditions are a far cry from activity witnessed throughout the frenzy in 2006 and 2007, there has been a noticeable change over what became the norm over the past few years." Walters said.

Ann-Marie Laurie, CREB's chief economist, said new single-family listings under $500,000 are declining at double-digit rates, driving consumers at that price point to either surrounding towns, condominiums or the new home market.

A total of 1,480 single-family homes were sold in Calgary in March, down six per cent from 1,575 in March of 2012.

Condo sales were down two per cent at 347 units and 283 townhouses were sold, up by a fifth from 235 in the same month of 2012.


 
Town Adjusts Pool Prices

Three days have elapsed since Canmore's new multiplex, Elevation Place, opened its doors to the public and though the door remains locked on the pool due to safety system installations and training, curious residents and onlookers have taken the opportunity to explore the $39 million facility.

In addition to opening Canmore's "indoor playground," the Town's administration revealed at the tail end of Tuesday's (April 2) regular meeting of council new fees for potential clientele using the facility on a casual basis.

The new structure involves adjustments to the drop-in rate for pool users as well as the option of a 10-visit card.

It will now cost $8 for adults, $6 for seniors/young adults, $5 for youth and $4 for children to use the pool at Elevation Place on a drop-in basis. For a family of two it will be $18 while for a family of one it will cost $14. The daily rates for use of the gym and climbing wall will remain the same as previously announced.

Regarding the 10-visit card for pool use only, the fees are $72 for adults, $54 for seniors/young adults, $45 for youth and $36 for children. Families of two will cost $162 and $126 for a family of one.

The 10-visit card for the fit (gym) and peak (climbing wall) options are identical and will be $135 for adults, $108 for seniors/young adults, $72 for youth and $45 for children.
Ten-visit cards for fit and peak will be $261 for families of two and $180 for a family of one.

Seniors over 80 and children under three will have complimentary access to the facility year-round. From the opening date onwards, Elevation Place will be free to all members of the public for three weeks.

Prior to opening, about 32 letters were sent to the Town with complaints about the cost of using the building's amenities being too high, particularly for those only looking to use the aquatic centre. In response, administration asked residents to participate in focus groups to hash out an agreement on fees.

"They were well received," said Lorrie O'Brien, the Town's manager of municipal services, about the group meetings. "The major discussions were collaborative. People felt it was a very good process used."

The idea of having a pass strictly for residents was also discussed during the focus group meetings, however, "almost unanimous" support against this proposal was given, according to Town CAO Lisa de Soto.

"It adds another level of complexity," she said, adding some residents felt it inappropriate to charge increased fees for visiting family members or guests who would like to use the facility.

"The team did a great job of identifying the issue, addressing it and coming up with a solution," said Councillor Hans Helder.

As a result of the pool not being available upon opening of Elevation Place, the current aquatic centre within the Canmore Rec. Centre will operate for partial hours for free till Sunday (April 7) with final closure set to April 14.

A press release issued from the Town last week indicated the Elevation Place pool will open "as quickly as possible thereafter."

The new facility's grand opening will take place April 27
