 Information from the Architectural Review Committee:
1) Effective July 1, 2017 the fee for each submittal to the Architectural Review Committee is $25.00, as approved in the 2017-2018 budget.
 
2) Submittals for review by the Architectural Review Committee cannot be dropped off at the front office of the Welcome Center. Each submittal must be brought to the Community Services Coordinator in person between the hours of 9 and 11 AM, Monday through Friday. The front office staff has been directed not to accept submittals to the Architectural Review Committee; you will be directed to come back during open hours.
 
3) Considering selling your home? The Architectural Compliance Team (ACT) is a sub-committee of Architectural Review Committee. This team offers Sun City HOA inspection services so you don't have surprises when you get an offer on your home. Our governing documents require an HOA Listing Inspection be completed at the time the home is listed for sale. This inspection covers only the outside of the home, and looks for anything that would cause a violation of the Development Standards. If a Listing Inspection is ordered at the time the home is listed, it is good for a 90-day period and you will know up front what items need to be corrected. When an escrow is opened, we already have the report on hand and there is no delay in getting it to the Title company. If you take action to correct any violations on the Listing Inspection, you are welcome to request a re-inspection so you will have a clean report. If a Listing Inspection is not on file, the HOA inspection will automatically be completed after escrow opens and you will have limited time to make any corrections that might be required before close of the sale.
 
4) The ACT also offers a Courtesy Inspection for homeowner use only. This inspection cannot be submitted to the Title company in the event of sale, but it lets you know ahead of time what things need to be corrected to keep your home in compliance with community standards.
 
Did you know: Despite the high temperatures, our golf course maintenance crew and our landscape maintenance crew start early and work outside through the morning heat. They normally leave in early afternoon after having performed a day's work. Next week when it is over 100 degrees early in the day, they will still be doing a great job for the community.
 
Getting to know the GM: I've lived in Arizona nearly 10 years now. Most of the time I love the heat. I can now enjoy golf up to 105 degrees. But I have to admit, over 110 degrees, and I stay inside. So this next week when the temps get around 114 don't expect to see me out inspecting the golf course, tennis or pickle ball courts. I'll be curled up next to the air conditioning vent working on the computer.
