CURE FOR CANCER GOLF TOURNAMENT, February 16. Sponsored by The Views Women's Nine-Hole Golf Club. All proceeds and donations go to the University of Arizona Foundation/Arizona Cancer Center. Pro Shop Project: The ADA restroom access was finally approved and the Certificate of Occupancy should be issued Thursday as all Town requirements have been met. The plan yesterday was to operate out of the new pro shop this Friday. However, due to a very busy weekend coming up and a large (100 plus player) tournament on Monday, the decision was to make the official move next Tuesday.
Restaurant/Lounge Project: If needed, the plan is to submit a request for additional funds at the February 23rd Board Meeting. With that stated, the Team may request a Special Board Meeting if there is insufficient time to have the recommended contractor perform additional value engineering.
CC&Rs and Bylaw amendment Forums: Become an informed voter and attend one of the upcoming Forums. The first Forum will be Wednesday, February 17th at 10 AM and the second Forum will be on Tuesday, February 23rd at 6:30 PM.
Party Walls, Walls on the boundary between two lots: The proposal for the Membership to amend the section of the CC&Rs (Article IV, Section 2q) seems to be generating a considerable amount of discussion. The likelihood is that misinformation about this proposal is causing much of this discussion. Hopefully some facts will clear up this misconceptions.
The main misconception that many Owners seem to have is that the CC&Rs currently state that the Association is responsible for repair of any Party Wall or Fence between Common Area and a Lot, which is NOT accurate. The introductory paragraph of this section refers to Party Walls and Fences between Lots (Lots are defined in the CC&Rs as residential lots) and Party Walls and Fences between Lots and Parcels. The CC&Rs defines Parcels are several different kinds of property, one of them being Common Area. The third paragraph under the introductory paragraph which is subsection iii) clearly states that all Owners whose Lots or Parcels adjoin such Party Walls or Party Fences have joint responsibility to rebuild or repair a damaged wall. In summary, it's very clear from this section that the Association does NOT have full responsibility for the Party Walls or Fences between a residential Lot and Common Area but that the maintenance responsibility is shared.
The confusion comes about due section vii) which seems to contradict all the prior section in Article IV, Section 2q. This section refers to Party Fences, not Party Walls. Although the language in this section is written such that two attorneys who have been asked to interpret it have essentially stated that the section makes no sense, this section could be interpreted as stating that the Association is responsible to maintain Party Fences between Lots and Common Area. Since this section is unclear and not only contradicts other sections in Article IV, Section 2q but it also contradicts Arizona case law, the Association's position through legal advice is that all Party Walls and Fences between Lots and Common area are the joint responsibility of the Owner of the Lot and the Association.
In summary, the primary reason to amend Article IV, Section 2q of the CC&Rs is NOT to transfer maintenance responsibility of any Party Wall or Fence but to remove any possible contradictions in this section and clarify the language so that it complies with Arizona case law.

Solar project: The pre-construction meeting with the Town and on-site tour with the contractor was conducted last Friday.
Ancient Native American Astronomical Practices. The Sun City Astronomy Club invites everyone to join them on Thursday February 18 at 7 PM in the Navajo Room of the Activity Center to hear guest speaker Kenneth Zoll present an Arizona Humanities Council Road Scholar presentation on "Native American Astronomical Practices". Kenneth Zoll is the Executive Director of the Verde Valley Archaeology Center in Camp Verde. He is currently working with Arizona State University's Center for Meteorite Studies on the use of meteorites among ancient Southwest cultures. All are welcome.

Dr. Marshall is a neuropharmacologist who will share healthy lifestyle choices that enhance memory and mood as well as the most powerful nutrients for promoting longevity, and a healthier, more vital you.
Living in our Future Climate presentation: This Saturday February 13th at 1:00 in the auditorium, the Sun City Democrats 
will welcome guest speaker, University of Arizona Professor Jim Buizer. The topic of his presentation will be "Living in our Future Climate: The Impacts of Climate Change in the US and Southwest." Professor Buizer was awarded the Nobel Peace Prize in 2008 with approximately 2300 scientists around the world who contributed to the report of the Intergovernmental Panel for Climate Change.
Landscaping pre-emergency spraying: In an effort to greatly reduce weeds in the common area, pre-emergence is being sprayed on the common area grounds over the next few days. If you see a greenish dye color on the landscape area, please do not walk on it or let your pets near it. Thank you.
Country Western Event: Tickets are on sale at the Welcome Center for a night of fun country and western music provided by Joni Harms. Tickets are $18.00 pp. There is no guarantee that there will be tickets available to purchase at the door. Gather some friends and get your tickets now. BYOB snacks and drinks. Cabaret seating.
Household Items Donations Requested: Saturday, March 26 from 7 AM-Noon the SCOV Women's Auxiliary supporting Emerge! Center against Domestic Abuse will have several tables with gently used household and decorator items for sale at the SCOV Courtyard sale. Donations of household and decoration type items can be made to Pat Herman or Karen Koch. Call Pat at 760-668-0432 or Karen at 520-825-4450 to make a donation. All net proceeds from this sale go to Emerge! Center against Domestic Abuse.
