Want to help a local food product reach grocery store shelves? Update the façade of a historical shop in the region? Help a fitness center purchase new equipment?

 

Fifteen entrepreneurs in the Iowa Lakes Corridor region are vying for a $5,000 prize to support their business. The Corridor is one of 10 regions in Iowa hosting the Dream Big Grow Here contest. Each region will have one winner; the 10 winners then compete at the state level for an additional $10,000.

 

These entrepreneurs need help achieving their dreams. Voters can visit www.DreamBigGrowHere.com and vote once each day until Oct. 29, for who they believe deserves the $5,000 award. The top five vote-getters will participate in a pitch-off to a panel of judges. The winner will be announced Wednesday, Nov. 14.

 

This is the second year the Iowa Lakes Corridor Development Corporation has sponsored the Dream Big Grow Here contest. Safari Child Care Center in Milford won the 2011 Dream Big Grow Here contest in the Corridor region. They used the award money to purchase new playground equipment at their facility. 

Third annual Business Recognition Luncheon
Plans are well under way for our third annual Business Recognition Luncheon. 
 
The purpose of the luncheon is to say "Thank you" to the business and industry for their commitment to the Corridor region.
 
Three awards will be given: Small Business Excellence, Large Business Excellence, and Entrepreneur of the Year. The winner of our Dream Big Grow Here contest will be announced at the luncheon. The event will end with comedian Don Friesen.

Junior Achievement
The Corridor is excited to announce the continuation of the Junior Achievement program in regional schools, as well as a new partnership with the Spencer YMCA. 

Schools with JA include Clay Central Everly's kindergarten-sixth grades, Spencer's second grade classrooms, and Newell-Fonda's kindergarten. 

The Corridor recently partnered with the Spencer YMCA to provide JA programming to its after school program. 

JA uses volunteers from the business sector to facilitate the sessions. Students learn different aspects of workforce readiness, entrepreneurship and financial literacy.

Dakota Pack will celebrate its 10th year in business in November. 

Lakes Regional Healthcare began the second phase of expansion, which will include new surgery and birthing centers. 

Buena Vista University was named ninth "Best Regional College in the Midwest" and third "Great Schools at Great Prices" in US News and World Report's America's Best Colleges 213 publication.

Iowa Economic Development Authority awarded Polaris Industries $395,000 in financial assistance. Polaris is planning $50 million in investments and expansions over the next three years.

The Hillshire Brands Company presented their Fiscal Year 2012 Operational Excellence Awards on August 31. The Storm Lake facility was awarded with "Plant of the Year" which recognizes outstanding performance in the areas of safety, food safety, cost, quality, customer service and leadership. The outstanding 775 associates within the Storm Lake operation grow, feed, and harvest heavy tom turkeys. The facility's products mainly supply raw material to their sister Hillshire Brands facilities.  The product is then further processed and sold under the well-known brands of Hillshire Farm, State Fair, Jimmy Dean, and Ball Park.


Dean Jacobsen, president of Northwest Bank in Spencer, joined the Iowa Bankers Association board.

Iowa Lakes Community College was named by the Des Moines Register as one of the "Top 100 Workplaces" in Iowa.

Polaris built its one millionth product at the Spirit Lake facility - a Ranger midsize orange side-by-side.

Spirit Lake was named a Blue Zones Demonstration Site in the small city category.

Terril was awarded funding for sanitary sewer project. Just over $1 million was awarded from the Iowa Finance Authority.

Tyson celebrated 30 years in Storm Lake on September 28.

Donna Fisher, former Spencer Deputy City Manager, was inducted into the Iowa League of Cities Hall of Fame.

Zena Olerich, Social Worker and Patient Advocate for Buena Vista Regional Medical Center, received the 2012 Hospital Hero by the Iowa Hospital Association.
Economic Census
Business owners should keep an eye out for the Economic Census in November and December. The Economic Census is done every five years to give a measure of American business and economy. 4.2 million businesses will receive the forms. Response is required by law. Forms are due February 12, 2013.

Not every business will receive a form; most small businesses will not.

Ranco Fertiservice expansion boosts production

SIOUX RAPIDS - In 2007, Ranco Fertiservice of Sioux Rapids purchased a building that was used as the Sioux Central bus barn. Prior to that, it was where Simonsen Iron Works began. Ranco had been sharing the facility with the school district and a daycare facility.

 

A heavy snow load damaged a portion of the roof a few years ago. It was decided to tear down the damaged portion and rebuild. During construction, 10,000 square feet of workable space was added. The building now has 30,000 square feet of fabricating and raw material storage space. There is 35,000 square feet under roof. The fabrication department has two plasma cutters, brakes, bandsaw, lathe, vertical mills, pipe threaders and more.

 

"We anticipate this is really going to help our production," said Bob Reno, manager of Ranco Fertiservice. Previous to the expansion, the raw material would be transported to a different building for final fabrication and assembly. With four new welding positions being added because of the expansion, a lot less material will now have to be transported for final assembly.

 

Green features were added into the building. The lights are on motion sensors, and only half of them turn on when they sense movement. The other half must be turned on manually.

 

Construction of the building was done by Midstates Builders of Spencer. Copper Cottage of Spencer did the heating and cooling, and Haldin Electric of Sioux Rapids did the electric work.

 

"We congratulate and thank Ranco Fertiservice for their continued growth and expansion in Sioux Rapids and the Iowa Lakes Corridor region," said Kathy Evert, president and CEO of the Iowa Lakes Corridor Development Corporation. "Ranco is a tremendous employer and asset to this area and our economy."

 

Ranco still allows the Sioux Central Daycare to use a portion of the building. The daycare was there previous to Ranco's purchase of the building. The daycare operates rent free. During the rebuild, the daycare received a new roof, entryway and façade.

 

Sioux Central School still uses two separate potions of the building as well: a room for the special education class and a meat cooler for the cafeteria.

 

Ranco Fertiservice has manufactured fertilizer blending and handling equipment since 1961. Ranco covers 83,000 square feet and eight buildings, and has over 80 employees.

Polaris announces expansion in Milford facility

The Iowa Lakes Corridor Development Corporation thanks Polaris Industries for their continued growth and investment in the Spirit Lake facility. With an attractive incentive package from the State of Iowa (Economic Development Set-Aside funds and High Quality Jobs Program tax credits) and a forgivable loan and property tax rebates from the City of Spirit Lake, Polaris will invest nearly $25 million and create another 79 jobs in Iowa. 

"We are so proud to have Polaris continue to invest in Spirit Lake and the Corridor region," said Kathy Evert, president & CEO of the Iowa Lakes Corridor Development Corporation. "We thank the many partners involved in helping to make this happen for Polaris - the Iowa Economic Development Authority, the City of Spirit Lake, and the Northwest Iowa Regional Planning & Development Commission." 

Below are excerpts from the Dickinson County News article published on September 26.  

"We intend for both Victory Motorcycles and Indian Motorcycles to grow significantly over the next couple of years," said Brian Hines, the director of operations at the Spirit Lake location. Hines said the company needs to add an additional Victory Motorcycle assembly line to the Spirit Lake plant. A new liquid paint system also will be part of the expansion. "That really the crux behind what's happening with the project," he said.

Hines said the scale and the direction of the building addition have not been finalized yet.

 

"The construction of the paint system is expected to commence next spring and that will take 18 months or so," he said. "The assembly line will be installed early next year."  Hines said the workforce expansion will play out over the next year as well.

 

The company announced its acquisition of the 110-year-old Indian motorcycle line in April 2011. Indian motorcycle operations were moved from King's Mountain, North Carolina,to Spirit Lake. Six days later, Polaris officials announced plans to acquire Global Electric Motorcars, or GEMs from a wholly-owned subsidiary of Chrysler. The electric-powered vehicle line was moved from Fargo, North Dakota, to Spirit Lake. Company CEO Scott Wine said Polaris Industries had more than $2 billion in sales in 2011 and plans to exceed $3 billion in sales in 2012.

 

Polaris officials hosted Gov. Terry Branstad for a Aug. 21 tour of the Spirit Lake location. During the visit, Wine noted 21 percent employment growth at the Spirit Lake location. Polaris currently employs about 700 employees in the city.

 

"Definitely one of the strengths in the Dickinson County community is the quality of our workforce," Hines said. "We have a very high-quality workforce. We have people with very strong work ethics. We have people who are adaptable to change. That's probably, first and foremost, one of our biggest assets. Then, the relationship we have with local governments and the city of Spirit Lake has been strong for a long time and they have been very good in helping us accomplish these things."

Housing initiatives throughout Corridor region

Housing has been a point of much discussion in the Corridor region for several years; it is a basic infrastructure needed in communities. Some believe that the region's housing supply, both to rent and to own, is sufficient. Others argue that the available homes for sale are either in inadequate condition, or the nice homes for sale are out of the workforce price range. New movers to the region have indicated there is little or no transitional or rental housing available. The Iowa Lakes Corridor Development Corporation often hears from employers that they are unable to hire the necessary workforce due to a lack of housing.

 

Recent housing needs assessments and surveys conducted in the region, as well as feedback from employers and new movers to the region, have provided documentation that there is a shortage of housing across the board - across the region and across age demographics.

 

The 2010 Census revealed interesting facts regarding housing in the region:

  • Median house values range from $80,807 in Estherville to $140,437 in Spirit Lake
  • The occupancy rate is 89 percent or higher in all four counties of the region
  • Median gross rents range from $480 in Spencer to $559 in Milford; the region median is $525
  • Daytime population increases significantly in Spencer, Spirit Lake and Storm Lake (19.5 percent, 50 percent, and 25.2 percent respectively) and slightly decreases in Estherville (-2.4 percent)
  • Residents living in poverty range from 4.1 percent in Lake Park to 15.8 percent in Storm Lake; the region median is 10.5 percent
  • A high percentage of existing housing stock is at least 50 years old - 37 percent in Milford, 40 percent in Spirit Lake, 50 percent in Alta and Spencer, 52 percent in Storm Lake, 64 percent in Estherville, 78 percent in Sioux Rapids
  • Housing construction can stabilize or even reverse population declines - Spirit Lake's population has increased an average of 1 percent/year; Estherville has been able to reverse the city's 30-year population decline with steady new housing construction

Because of these facts, housing and infrastructure are key initiatives in the Corridor's four year strategic plan. Several communities throughout the Iowa Lakes Corridor region have housing initiatives in place. These housing initiatives are a step in the right direction to address this issue.

 

The City of Spencer started the Quality Housing Initiative in the fall of 2011. QHI grants are for the acquisition of a new (not previously occupied) personal residence home within the corporate limits of the City of Spencer that was constructed on Sept. 1, 2011, or later. The appraised value or actual cost of the home and land shall be not less than $110,000 and not more than $180,000.

 

Bob Fagen, Spencer City Manager, explained why the housing initiative was started. "The lack of affordable housing was making it difficult for employers to bring in employees to fill vacant jobs."

 

The City of Spencer, Spencer Municipal Utilities, local banks and Clay County joined together to make the initiative a reality. "This initiative has been a great success," said Fagen. Last year there were only four new building permits. Fagen estimates that there will be 30 building permits by the end of this year.

 

Sioux Rapids formed the SR2000 group in 1996 to address housing, medical and economic development issues. Employers were concerned that their ability to recruit employees was being hurt by the lack of housing options. In 2000, SR2000 worked with the City of Sioux Rapids and was awarded a $250,000 federal grant through the Iowa Department of Economic Development to rehabilitate 11 owner-occupied homes. Northwest Iowa Planning and Development administered the grant, while the city and SR2000 both provided funds for the program's match requirements. In 2008, SR2000 submitted another application and received funds to renovate eight more homes.

 

SR2000 is now ready to embark on another project: independent living homes for "golden-aged" residents. When complete, River Valley Townhomes will consist of four units. Each will have 1,500 square feet of living space, a heated two car garage, two bedrooms, two bathrooms, cathedral ceilings, covered porch, and aluminum siding. Initially, SR2000 planned on selling the homes, but more there was more interest in leasing them. Potential residents include single, widowed and married people who are capable of living on their own, but who no longer have the desire or ability to be responsible for a property's maintenance. Estherville's housing initiative was approved by the City Council in December 2010. The goal of the initiative is to encourage new homes to be constructed within the city. Details of the initiative include that the construction of the home must have started in 2011. The home must have a minimum size of 900 square feet on or above ground level; this does not include garage, breezeway or decks. The amount of the grant will be determined by the value of the home. A house value from $80,000-$120,000 will receive a $3,000 grant. A house value from $120,001-$180,000 will receive a $5,000 grant. A house value of $180,001 and over will receive an $8,000 grant.

 

Kathy Evert, president of the Iowa Lakes Corridor Development Corporation, said, "The programs under way in these three communities and others are important if we are going to put a dent in the estimated need of 1,500-1,600 housing units in the next eight years. These public-private partnerships, as well as state and federally-funded housing rehabilitation projects, the use of tax increment financing, and other tools are helping."

 

The Corridor is working with a housing developer to add new rental units throughout the region and with a group of potential investors to create a regional housing fund to help support the local community efforts. Evert expects more specifics about the Corridor's efforts to be available in early 2013.

FedEx Ground to locate in new East Lake Industrial Park in Spirit Lake
 

SPIRIT LAKE - The Iowa Lakes Corridor is excited to announce the new construction of FedEx Ground in the East Lake Industrial Park in Spirit Lake. The facility will be located on approximately 4.5 acres in the park. It will be a small package sorting and distributing center, and will employ up to 30 people. The building will be approximately 25,000 square feet.

 

Site work and construction will begin in October, with plans for the facility to be operational in June 2013. Corridor staff along with the City of Spirit Lake and Iowa Lakes Electric Cooperative has been working with FedEx to make the prospect a reality. The new location will replace the current distribution and packaging FedEx facility on Hudson Avenue in Spirit Lake.

 

"This is an exciting time as we welcome FedEx to our new East Lake Industrial Park - a park that we hope the community will be proud of," saidTresa Hussong, vice president of customer and corporate relations for the Cooperative.  "Anytime a local business can expand its facilities or build new, this creates job growth which is great news for the community and its surrounding area."

 

 "We are pleased to see the first tenant locate in the new East Lake Industrial Park," said Shaun Arneson, vice president of the Iowa Lakes Corridor Development Corporation. "This new facility will better serve FedEx Ground's needs and will provide more jobs to the region."

 

FedEx Ground will be located in the northwest corner of the East Lake Industrial Park; it will be a 24/7 operation.

 

Spirit Lake Mayor Blain Andera said, "Having FedEx build here shows that we are a thriving community with successful businesses. We're pleased to have this company invest in our city."

 

A partnership between the City of Spirit Lake and Iowa Lakes Electric Cooperative made the East Lake Industrial Park possible. The development of the first phase of the park includes dirt work and road preparation of 32 acres this fall. Some utility installation and road preparation will be done this fall with the remainder in the spring. 

The Corridor office will be closed Monday, November 12, in observance of Veteran's Day, and Thursday and Friday, November 22 and 23 for Thanksgiving.
