The age of a home is an important factor in determining a property's desirability, condition and, ultimately, its marketability. Not every home ages in the same way or at the same pace. Use, weather, location and wear and tear all make a difference. In general, though, the following rules of thumb apply:
A New Home The buyer can - and should - expect a finished product that is virtually problem-free. It may need minor repairs to correct poorly wired circuits, cracked roof shingles, binding doors, dirty HVAC filter vents, missing hardware, scratches in hardwood finishes and chipped paint.

But rainwater, sprinkler water, and water from broken plumbing can cause significant damage to a home's foundation. Even though initial signs of water damage may seem insignificant, any evidence of water problems should be thoroughly investigated to prevent the foundation from weakening.

 The Liberty Bell was rung not on July 4, 1776, but on July 8, 1776, to celebrate the first public reading of the Declaration of Independence. When it was rung in honor of George Washington's birthday in 1846, it cracked irreparably. Tips & Tricks
Stinky Spots
Put a couple of dryer sheets or scented soap bars in the bottom of trash cans and under car seats.
Loose Table Leg Having bumped into that side table one too many times makes for a wobbly situation. Fix this problem easily with a wrench. Turn the table upside down, then tighten the bolts in each corner. Weatherstripping Wipe rubber weathers stripping with a thin film of household oil from time to time. This will keep it flexible longer and it keeps the weatherstripping from sticking to the door or window on hot days.
