Tips to Speed Up Your Home Inspection

Sellers can speed their home inspection by following these suggestions. The inspection will go smoother, with fewer concerns to delay closing.

Watch Puppy ⌂ Confirm that water, electric and gas service are on, with gas pilot lights burning.

⌂ Ensure pets won't hinder the inspection. Ideally, they should be removed from premises or secured outside. Tell your agent about any pets at home.

⌂ Replace burned out bulbs to avoid a "Light is inoperable" report that may suggest an electrical problem.

Eliminate Junk Mail

Now there is one stop shopping to reduce unsolicited mail that piles up via a new Federal Trade Commission website.

Indoor Air Quality and Allergy Triggers
  • Showering and washing hair at night reduces the amount of allergens in the bedroom.
  • Removing shoes at the door tracks fewer allergens inside.
  • Damp-dust windowsills and blinds, vacuum floors and furniture frequently.
  • Monitor moisture - 30% to 50% is optimal, lower moisture drys out sinus passages making you susceptible to colds, while higher moisture prompts mold and dust mites.

Gutter Advice

Homeowners can install or fix their own gutters, as long as they take care to assure the gutters are placed properly, which is the key to a dry home. If this is not done, the results could be wet and messy!

To drain properly, gutters should slope one inch for every four feet of run. In order to make the slope less noticeable on a long run, create a high point in the center and pitch the gutter toward a downspout at each end.

Flood the gutters with a hose before connecting downspouts in order to check for low spots. Check the gutter after the water has flowed out.
