Dear Neighbors, The end of the summer brings a lot of important dates for tax payers. At this time almost all of you should have received the "Blue card" in the mail. This gives the assessment for your property. This will be used for calculating your portion of property taxes for NEXT YEAR. But if you disagree with the assessment, now is the time to investigate this. You have 30 days. I have more information below. And remember, September 6 is the date of the 2nd installment of this year's tax bill. Again, more information below. Remember that you can view the agendas and watch the meetings for both the Forest Preserve and the County Board online, any time! As always, please contact me about these or other issues. Taxpayer Advocates, Help Centers and Other Resources for Property Owners
|
Many Lake County residents have received their property assessments notices in the mail. The Lake County Chief County Assessment Office provides a number of resources and tools to assist with evaluating your assessment.
Once you receive your assessment notice, it is important to review and evaluate your valuation.
Follow these tips:
- Review all of the information on the assessment notice.
- Visit assessor.lakecountyil.gov to review assessment information, including property characteristics, comparable property information, and the e-filing process.
- Discuss any questions on your assessment value or property information with your township assessor's office.
See separate box below for your township assessor. - If an assessment appeal is in order, prepare evidence by using the Lake County Comparable Grid at assessor.lakecountyil.gov, and other materials such as appraisals, or sales documents.
- Complete an assessment appeal form (by paper, or electronically using the e-filing system) and submit with supporting evidence to the Lake County Board of Review by the prescribed deadline (deadlines by Township, given in next box).
- You can attend the hearing in person, by telephone, or submit case materials and ask the Board of Review to decide the case based on the evidence provided. This is the most efficient mode for an assessment appeal. Most cases can be resolved without in-person or telephone hearings - particularly cases based upon a recent purchase, or those based upon an appraisal provided by an Illinois licensed provider.
If you have trouble with any of these steps, help is available. The property tax assessment process is complex and Lake County residents have several resources available to them as they navigate the process.

Township Assessors and Filing Deadlines

Assessments are based in the township. Please locate your township for filing deadlines and additional information. Not sure of your township? Use this map it link. Remember, the best place to start is with your Township Assessor's Office. They can answer many questions.
Libertyville Township--Appeal filing deadline: September 23, 2013
Shields Township--Appeal filing deadline: September 3, 2013
Vernon Township--Appeal filing deadline: September 16 2013

2nd Installment of Property Taxes Due September 6
|
The 2nd installment of the Lake County 2012 Property Tax is due by September 6, 2013
To avoid additional interest (1 1/2 % per month) payments must be received or US Postmarked by September 6, 2013. Payments can be made in person at the Lake County Treasurer's Office until 7:00 pm on September 6, 2013, at most Lake County banks or online by e-check or credit card (an additional fee is charged to the card holder) at County Treasurer.
As of September 7, 2013 per Illinois Statutes all late payments whether walked in or mailed must include penalty.
