Welcome to the latest installment of "The Perfect Place." As a real estate agent in New York City, I am constantly exploring. Whether with clients looking for their "perfect home" or friends attempting to find the "ideal meal," I am always in search of the perfect place. Every month, I send out a newsletter discussing downtown neighborhoods, new buildings, hot restaurants, great shops or fun things to do in the city. I hope you enjoy it.

Spring Awakening
Some properties decided to hibernate over the winter and return to the market with the spring thaw. 15 Union Square West, the luxury condo conversion of the historic Tiffany & Co. Building, did just that. With a grand opening slated for March and a new model unit, they are hoping to showcase their property in better market conditions.
The 36 residences feature 5" wide Maple floors throughout, top of the line appliances like Viking, Sub-Zero, Miele, and Crestron Home Technology. The top 6 stories are comprised of unique penthouses with oversized terraces overlooking Union Square and gas fireplaces. While most of the available units are 2 and 3 beds, they do have some 1 beds. Prices last year were in the $3M to $7M range or $2500/sq. ft. Even though they recently had a closing at this pricing level, most brokers expect a slight decrease when it comes back on the market this month.

McNally Strikes Again
Keith McNally expands his empire. Pulino's Bar & Grill, his foray into pizza, opens this month on the Bowery. Scaffolding was recently removed to reveal a brick façade with huge cast iron doors. White-tiled walls, high ceilings and arches lined in copper hang over a curved bar and open pizza station. Quintessential McNally design. Now enough about the decor, let's move onto the food.
At the helm is Nate Appleman, the 2009 James Beard Rising Star Chef winner. All month long, he has been tweeting about testing pizza dough (see his latest version to your right), searching for wood oven suppliers, and picking gelato flavors. Although he is known for his Neapolitan pizzas, he has been working with the bakers at Balthazar to come up with something different. A crust that's ultra thin, yet remains crisp. There has also been talk of using the "whole animal". Mr. Appleman is an accomplished butcher and apprenticed in Italy to master the art of salumi production, so expect some spectacular meat dishes, like suckling pig to come out of the kitchen. For me, I just want the pizza...

Living in New York City can be expensive, so who doesn't love finding a great deal? Two new websites have been making it easier for those watching their dollars and cents to enjoy everything the city has to offer. Even if you're not on a budget, it is a great way to find fun things to do.
Groupon- Through the power of group buying, Groupons is able to offer daily deals at unbeatable prices. Some recent deals include $25 off any $50 order from OrganicDirect, $399 for a day of Sports Car driving ($900 value), $45 for a 75-minute facial ($95 value) and $45 for 10 Pilates Mat Classes at Power Pilates ($180 value). It is a little addictive, so be careful.
Blackboard Eats - This website sends out weekly deals at some of New York's most popular restaurants. You only have 24 hours to get the coupon code and a month to use it, so act fast. Recent deals include 30% off at Marc Forgione in Tribeca, a free charcuterie plate from Vanderbilt in Brooklyn, and $1 oysters at the Essex.
