 Hi Folks!
The holiday season is almost over. We are very grateful for all the blessings we've received in 2009 and are planning and anticipating new adventures and friendships in 2010.
Next Nanaimo Meeting is FEBRUARY 2, 2010.
There is NO Nanaimo meeting in January, as per previous years. That's the real reason for this newsletter!
The next Victoria meeting is January 26, 2010. Speaker to be announced soon.
A couple of news articles to the left. News people love to use headlines to create a stir, as if we haven't got enough to worry about. Still, sometimes the article's content is interesting. Economists always have lots to say about stuff they study which IMO has a very tenuous connection to the "real" world. Still, indicators do indicate something that is sometimes useful
I've always been a bit hard on realtors, and yet, I do admire their entrepreneurial spirit. See article to the left again. He He!
Going out on a limb here, I'm actually going to recommend a contractor to you all (see ad to the left). Rick and Justin Holmes are putting new glass and whole windows into the house we're living in. They've done lots of property fix-ups for us (big and small) since we moved back from Los Angeles. Results so far: professional, fast (if you crack the whip a bit), flexible and nice guys. I'm not saying they're the best, the cheapest or that you should not shop around. I'm saying we've had a good relationship and results with them over the last few years. Who knew they were window experts too?
If you come out to some meetings you will eventually meet other contractors, realtors, mortgage brokers etc. in person. IMO that's the best way (along with testimonials) to hook-up with people whom you can trust.
In 2010 I'm going to start actually marketing this newsletter (only word of mouth so far). So there will likely be more readers in the next year. If you've been considering asking me about placing a small ad here, now's the time.

A commercial property is used for business purposes. So, under most circumstances, you can practically walk in as a customer to keep an eye on how well your property is maintained.
To give you a better idea, some of the businesses my commercial tenants run include hair dressing, salons, restaurants, convenience stores, fashion houses, medical clinics, pharmacies, corporate head offices, electrical retail stores, slimming centres, fast-food chain stores, financial institutions, and the list goes on and on. So, who's to say I can's walk in as and when I please as a customer?
Support for Tenant's Business
Before you crinkle your forehead in confusion, let me explain.
From the short list of tenants above, we can see that more than 90 percent of these outlets are places we could patronize and do out part as a good landlord to support our tenant's businesses.
Once a while we do like the idea of eating out, don't we? Like all human beings, we also fall ill at times, true? And we need the occasional indulgence and massage session to rejuvenate our weary bodies. Or regular trips to the hairdresser for good wash, cut and blow. All of us need groceries as well, right?
Where would we rather go? A familiar face and place or...? See what I mean?
A "Win-win-win-win" Situation
Yes, you saw right, there are total of four wins in this heading. Curious?
Well, in the first "win", we are the landlord get to check out our property when we patronize our tenant's business. Look, no one else can spot anything untoward as well as we - the owners - can.
The saying "a stitch in time save nine" does make a lot of sense when it comes to paying for repairs. The earlier we spot any need for repairs, regardless of whose obligation it is, the better - as it makes a lot of sense to get it rectified before it gets out of hand. (Here's a simple example: a simple leak in the roof could destroy the entire ceiling over time if left unrepaired.
