Hi Folks,
Temperatures are dropping where I live. Ian Gartshore's recommendations from last month's meeting are popping into my mind daily. So, I've invited him to our house to give us an assessment. I know how to fix some of the leaks AND it's good to hear from an "expert" 'cause it motivates me to take action!
The meeting on Tuesday evening will feature a renowned motivational speaker (me) who will be discussing with the audience his lessons on keeping himself on track while RE investing. Note, come prepared to contribute with your comments and opinions. The point of this is to share our lessons and experiences to motivate us all to get back on track.
Denise is away in Phoenix (again) to continue tweaking Wealth By Design's newly purchased apartment complex in preparation for investors to get in on the action. Consequently I'm bacheloring again. One lesson I learned long ago, when I need a meal in the evening and the cook's outta town, tap into the network! Tonight it's with a friend who's selling his business and will trade my RE investing knowledge for food (roast beef and yorkshire pudding). Monday's handled too, now I gotta start phoning for Tuesday.
I'm looking for a speaker for the December 1 NREIC meeting. Ideas? Please let me know!

Next Meeting Tuesday November 3, 2009
This month I'm inspired to speak at the meeting on a subject that's been on my mind and affecting my investing (and life in general).
In an attempt to answer the question "Am I really being effective as an investor?" I've done some soul-searching, reading and talking with Denise.
As with most efforts in life, this is an on-going process. You may ask "Effective relative to what?". I am different now from 2005 when we started full-time RE investing.
At the meeting I will reveal my conclusions and discuss them with you the audience. It'd be great if you'd attend the meeting and give me your slant on what helps you feel effective in your RE investing efforts.

Real Estate Bird Dog By EJ Harris
A real estate bird dog is a property locator or house scout for one or more investors. The information this "property locator" provides determines how much he is paid. This information could be as little as an address of a distressed property or as much as the owners contact information, the reason for the sale and price. The real estate bird dog basically locates properties for those who want to invest in real estate property. The investor will pay a fee for the service. Once the property is given to the investor, the bird dog will have no links to the property.
A property locator has three key duties - locating, research and compilation. The main duty of a real estate bird dog is to scout for deals for the investors. A good house scout besides locating properties for the investor also has the ability to research the background of the ugly or foreclosed properties. Once the locating and research are complete, the bird dog should compile and gather the information in an easy to understand format for the investors. The house scout must be able to explain the details contained in the report to the investors for their evaluation of the leads.
Many wholesale investors depend on real estate bird dogs to find investment properties. Property locator with a proven track record and consistent ability to find profit generating properties can demand greater fees for their services. By using the services of a house scout, an investor can concentrate on more profitable activities: negotiating with sellers, putting together winning proposals, and moving on to the next deal.
