Hi Folks!
Summer's over, time to get the gortex jacket out. I woke up this morning at 7am to darkness. I miss the sun already!
We've got a layer of oak leaves on our back "lawn" that will rot there all winter 'cause I'm not raking them up. All part of my plan to recycle more stuff in my life.
An older rug I've been saving for a future rental suite has been recycled in our rental garage as the tenant wants to store furniture on rugs instead of concrete. No more tripping over the rolled up rug any more.
Wood structures used to transport marble slabs from Europe are being recycled (sawed up) for firewood at my mens team's outdoor meetings this winter.
As an RE investor I'm recycling all the time. One suite will be used by many tenants over the years. Especially if it's near a university. Note the buildings for sale near UWO in London Ontario in the Opportunities article below.
What if my house or suites have perfectly good toilets but with larger tanks? Should I swap 'em out for more efficient units?
Consider turning them into low-flush toilets by using a pop-flush gizmo. See the article from the Nanaimo Daily News in the side-bar to the left of this article. The man who represents that gizmo (and others), Ian Gartshore, will be speaking at the November 24, 2009 meeting. I'm hiring him to help tighten up one of our properties in Nanaimo which leaks warm air at an alarming rate.
There are (as of Oct 21) two multi-unit properties for sale (MLS 266704, 263800) near the naval base in Esquimalt who's value will likely be influenced by a planned "village centre" development mentioned in the RE News section. While I don't advocate read the "news" very often, some items are worth reading 'cause they announce future activity which affects my RE investor decision-making. Use Google Alerts to have relevant news items sent to your inbox. That's my source for many of the news items in this newsletter.
I know I don't have to remind you about recycling. As good Canadians you've all been (brainwashed) educated to make that a more important part of your (and your children's) lives. Still, don't you get the urge to throw a just-emptied beer bottle out the window of your car at a mailbox as you speed down West Saanich Rd late at night? Adulthood, boring sometimes.

October 27, 2009 meeting, RE Market Update

My Realtor friends are telling me that the retail RE market is very busy right now, with multiple offers showing up for certain properties.
Does this mean the price of properties is on an upswing again or is this just a blip in the cycle as prices continue downward to a more realistic level? Retail prices affect the value of our investment properties.
Cheri Crause will be running the meeting this time as Denise and I are on the mainland getting our brains washed and rinsed yet again. (years of accumulated dirt (beliefs) take more than one washing to clean up).
She will have her partners speak to the question of "What's happening in the retail RE market?" I advise you to come out to listen and ask questions to get a clearer picture of where the market is going so you can be a more well-informed investor.

Comparing commercial businesses between apartments to the self storage facilities business there is no question which one is the least hassle. Each has its good points. For the results of comparison self storage facilities comes out on top. You surely don't want to be cleaning toilets!
Every time a tenant moves out of your self storage facility there will be neither painting nor repairs to be made. As far as finding financing for your self storage facility, going to get a loan will be much quicker and easier than apartments. You can portray so much value to the loan officers. Another point to consider is you will have less people you'll have to hire to run it. You may not even need any because their now coming out with these unmanned locations! Their bit like a self-serve walk-up ATM machine.
In 1993 there were about 52,500 self storage facilities in the United States. To date they have more than doubled since then. As I continued looking into these self storage facilities I found that you can always add more items to sell to your growing list of tenants. Examples like boxes, locks, packing and shipping supplies, billboard rentals, packing and shipping services.
Come to find out there are also different agencies or self storage organization you can belong to. They sort of police the market. They have a certification you can get and go to seminars things like that. These are to self educate yourself about the business. There are also trade magazines that you can order as well. If you're looking to get into the self storage facilities business they're really something worth looking into!
