Hi folks!
I'm very excited about the possibilities for 2009! The world's changing dramatically and I love change! My snow shovelling muscles have almost recovered. The financial markets are entering brand new territory (at least in my memory). There's a great quote in the book "A Thousand Names for Joy - Living in Harmony with the Way Things Are" by Byron Katie. It is "Whenever you think that you know something and it feels stressful, you're experiencing poverty. Whenever you realize that what you have is enough and more than enough, you're rich"
As usual, I see possibilities everywhere and have to struggle a bit to stay
focused on what I love to do (that is: be with Denise, share my
knowledge-experience-wisdom with everyone, explore the world, invest with my
friends, have fun).
This newsletter is a great outlet for the "share", the "invest
with my friends" and the "fun" bits.
On the sharing front, I've arranged for Ralph Hahmann to share his unique perspective on investing with real estate. He'll be speaking at the January 27, 2009 meeting. See details below.
The next mid-month breakfast meeting is this Saturday January 17 at the Pantry. If you've got a short message of interest to RE investors prepare to share it during breakfast.
Who wants to spend 3 days in Puerto Vallarta at a great location for the
cost of the flight alone?
That's right! You all do!
Some of you are now probably allowing thoughts to intrude in on your excitement
like - c'mon Gord: what's the catch? Sounds too good to be true. Ya gotta be
scamming me. For those folks, all I can do is remind you that your thoughts are
not you (please don't allow them to squash your excitement). You deserve a
short trip to a tropical place 'cause you worked hard in 2008 and lately have
put up with way too much snow.
For the other folks, get your calendars out, you're heading south soon! See the
Developer Direct Conference article below. As I've never been to PV, that takes care of "explore the world".
Here's what I know - learning more about how business, people and the world
works is almost mandatory to keep up with the ever-changing environment our
society has created.
I've joined an "online university" to give me access to the latest
and greatest teachers and their curriculum. This education is normally only
available at seminars in other cities and countries at specific times/dates.

Unfortunately, I've had to cancel the Real Estate Cruise of April 2009.
The speaker had to back out and not enough folks signed up (my marketing of the
cruise was the biggest factor there!). If you wanted to go but couldn't or
didn't see what you wanted in the itinerary, LET ME KNOW! I'll arrange another
one that meets more people's needs.

Tune Up Your Investing Mindset

You know that RE investing (or other types of investing) is something you want to make a part of your life. Yet, why aren't you effective at it? You did the training, you gave it a good start and still, your results are not what you expected.
Want to find out why? My friend Henri van Amerongen, who's in the Nanaimo REI club, is a practitioner of Systemic Constellations. His therapy can assist anyone find what's holding them back in any area of their lives.

January 27 Meeting

Ralph Hahmann, of Dundee Private Investors Inc. says:
Before starting my career in financial services in 1986, I worked for
many years as a Marine Engineer with BC Ferry Corporation. I began
getting interested in the money business five years earlier as a result
of reading articles and books on the subject.
As well as serving clients at a local level, I network with like-minded
professionals in the other areas of financial management to give
clients a one-stop service package.
My specialties include the areas of pension plans, retirement planning,
estate planning and tax efficient strategies. I have a book called
Pension Paradigm available to those enquiring about employer pension
plans.
I offer a second opinion on your existing investment portfolio,
educational seminars on tax efficient wealth management, employer
pension transfers and estate and asset preservation.
About his talk, Ralph says:
Not a lot of individuals recognize the consequences in revenue property acqusition.
Here are some items to ponder:
1. Purchase of rental property, either single dwelling, condo, or
business, is a fully taxable event on sale. A capital gain will be
placed on the amount of difference between the purchase price and the
sale price, and sometimes this is huge.
Note, some business owners and rental developers have had these
properties for decades and don't see this coming to the extent of the
large sum. They are actually stuck, because they want a fair dollar but
the greater the dollar on sale, the greater the capital gain. But
again, the use of the equity on these properties gives some relief, and
advantages to moving equity into tax efficient investments with
liquidity and possibly corporate protection.
2. Personal held properties would have more tax consequences than
corporate held properties. Corp tax rates now are the lowest form. Corp
may also have more tax expenses/efficiency and estate transfer
portibility for properties/equity.

DEVELOPER DIRECT CONFERENCE, Riviera Nayarit, Mexico

Some fine gentlemen in Puerto Vallarta have been tempting me (for some
time now!) to come down to check out their 3 day conference. Next one is Jan
29, 30, 31, just north of PV. Here's how it works: I find my way down there,
they put me up, entertain me and feed me, they show me why owning property and
perhaps living part time down there is a good idea, I buy a property, everybody
is happy.
Why should I take advantage of this event you might ask? Good Question!
If I've been thinking of investing, living part time, etc in Mexico then it's a
no-brainer. I get entertained, educated and my questions answered by folks on
the ground in the area.
If the idea of putting my money and time in that area is new, then why
go? You could say it's like an extended time-share sales pitch :-)
Except, you get free food and room, a sunset cruise in a beautiful harbour,
free time to explore the PV area, actual data about the RE market in the area,
tours of the actual properties and experts who can answer your most detailed
questions about the properties, getting loans, the process of owning in Mexico,
etc.
They've been successfully putting on these conferences for a few years and
often focus them to special groups such as International Living, AARP, Live Out
Loud, etc. The group gets a small fee for every property purchased, the
developers get their properties shown in a positive light, the Riviera Nayarit
area gets good press and happy visitors and the conference attendees have a
good time and learn why owning propery there is a good idea.
I want to go:-) I don't want to go alone :-(

I'm investigating a potential vacation rental property near downtown in
Victoria. It's on the 16th floor of a solid lease-hold building and has AMAZING
views. As it's a 10 minute walk from the inner harbour, tourists will likely
flock to it if advertised properly. I've located an excellent vacation rental
marketing firm, estimated fix-up costs and am ready to put in an offer.
I'm looking for a down-payment partner. The property is listed in the high
$200k area (and is likely negotiable). Depending on our qualifying ability, the
down payment should be between $30k to $70k. If the annual rental income
is between $25k and $40K, and annual costs are around $15.5K it could work.
