A major factor driving loan approval is a potential borrower's "street smarts." The questions is not "do they know the material and the correct answers," but rather "do they understand how to efficiently use what they know to achieve the best results."  A potential borrower's street smarts are made evident primarily through the ongoing conversations between themselves and their loan officer. Secondary sources for evaluation include, but are not limited to, employment history, tax returns, and their personal financial statement.

A borrower with street smarts will be the first to call off a deal, even if the numbers work, if they feel the seller is being secretive or dishonest in any way.  However, the typical buyer may not pick up on this as they may be blinded by the strong cash flow and excitement of business ownership.
