Thanks Allstate Managers and Sales Leaders!  With your help, PPC LOAN was able to provide financing for over 150 Allstate agents in 2010!  Thanks to you our program has remained strong resulting in plenty of available funds for Allstate Agents in 2011.  PPC LOAN is excited about the coming year, and is looking forward to assisting you in your next Allstate transaction.


2010 REGIONAL ANALYSIS

The 2010 Allstate Loan Closings graph below portrays the total number of closings as divided by region.  The regions are listed in order of  total closings, ranging from Texas's 22 closings to the Northwest's 2.  The first 7 regions listed on the graph had over 14 closings, with the remaining regions at 9 closings or less.  Outside buyers accounted for 61.8% of the total loans closed (38.1% of which purchased multiple agencies), existing Agent purchases accounted for 28.7%, and refinances accounted for the remaining 9.6%.  The New York region was the largest in terms of total dollars lent at $13,953,000 with the West Central region being the lowest at $1,498,000.  In total, PPC LOAN funded 158 Allstate transactions in 2010 ranging from $50,000 to $2,400,000.


Regional Data Chart

The discrepancy between the regions can be accounted for due to the size of the region and the resulting volume of loan transactions per region.  However, two other factors seem to have contributed to the variance in the closing volume per region.


1) First, many Allstate Sales Leaders and Managers are still unfamiliar with PPC LOAN and the services we provide.  The greatest instance of this seems to be in the central and northern portion of the western United States.  PPC LOAN hopes to continue to spread awareness of the services we provide by attending Allstate meetings, presenting at seminars and webinars, and issuing periodic publications such as the Management Newsletter and the Allstate Agency Value Index.


2) The second reason for the skewed data seems to stem from the fact that the regions with the most closings have allowed a greater number of Agents (typically outside buyers) to purchase and merge multiple agencies.  PPC LOAN understands and respects the fact that each region has specific goals and reasons for approving certain deal structures and is thus not arguing for or against the merging of multiple agencies.  However, mergers do allow agents to benefit from economies of scale realized from operating out of a single location, thus making approvals for mergers more likely.

Instant equity: By purchasing and merging smaller books of business a buyer is able to quickly increase the market value of their agency.  Smaller agencies on average sell for a lower multiple than that of larger agencies due to financing obstacles presented by restricted cash flow.  Once purchased and merged, the increased cash flow instantly adds market value. 

December Deal Highlights
Outside Buyer in IL - purchased and merged three agencies totaling $2.68EP for 1.36x. PPC LOAN provided $370,000 toward the purchase price plus $18,000 for working capital.

Existing Agent in NY
- purchased and merged a $4.95EP agency (86% RET and 49% LR) into their $1.7EP agency.  The purchase price was 2.58x.  PPC LOAN provided $1.34M in financing which covered the entire purchase price and provided $40,000 in working capital.


Outside Buyer in NH - purchased a $1.8EP agency (87% RET and 40% LR) for 2.14x.  PPC LOAN provided $330,000 with the balance being met by the Borrower making a $50,000 down payment and the Seller holding a $30,000 note.
