This has resulted in the availability of funds to outside buyers looking to step into Allstate Agency ownership for the first time. Outside Buyer in TX -purchased a $1.65EP Allstate Agency (87%RET and 56%LR) for 2.07X. Financing for the agency was composed of a $335,000 bank loan from PPCLOAN and $21,700 cash down payment from the buyer.
Outside Buyer in NY - purchased and merged a $1.7EP Allstate Agency (86%RET and 57%LR) for 2.35X and a $0.45EP agency (81%RET and 82%LR) for 1.65X. PPCLOAN provided a $470,000 loan, with the balance being met by a $15,000 cash down payment from the borrower.
Outside Buyer in NC - purchased a $2.6EP Allstate Agency (91%RET and 43%LR) for 2.6X. PPCLOAN provided a loan for $600,000 with the balance being met by the borrower making a $100,000 down payment and the seller holding a $50,000 note.
