Silent bidding ends this Thursday, at the close of our Forecast Competition, for one Argus Valuation-DCF and one Argus Developer software program. In Houston, The Glass is Half Full

I will be the first person to concede that times are tough and the Houston real estate market is relatively inconsistent. Although acknowledging this remains important, getting excited about coming to the office each morning may be the most important thing to focus on. Perception tends to become reality, so I try to emphasize the positive when someone asks me, "How is business in Houston?"
Avoiding a constant negative attitude and focusing on the positive aspects of the market can not only boost your morale, it can increase your productivity. Individuals that put too much focus on negative events tend to create somewhat of an uneasy environment, which discourages business interaction.

Newest Chapter Member - Greg Barra

Greg Barra recently joined our chapter as a Candidate member. Greg has been with Boyd Commercial since May 2007 focusing on tenant representation and project leasing in the North and Northwest Houston. In his first 2 years, Greg has participated in lease transactions totaling nearly 500,000 square feet in addition to multiple raw land and building sales and acquisitions. Recently, Greg was a major contributor to the successful market introduction of The Greenspoint Business Center, a new business park in North Houston developed by IDI. Greg's marketing and leasing efforts for the project focused on multi-tenant and freestanding office/warehouse users throughout North and Northwest Houston. The Boyd Commercial team leased over 50% of the project's initial availability within the first 9 months of completion.
A 2003 graduate of the University of Texas and former Director of Recruitment for the Sigma Phi Epsilon Fraternity National Headquarters, Greg is the organizer for the Young Broker Happy Hour. He also competes in endurance races and is a member of the Houston Symphony Chorus.

2010 Market Outlook: Perspective of a Tenant Rep Broker
Last year was a year of transition for the Houston office market, which saw nearly 3 million square feet of negative absorption and an increase in overall vacancy of approximately 16 percent. While in the grand scheme of things Houston's office market is far from desolate, the pendulum has clearly shifted from a landlord's market to that of a tenant's market. Looking forward through the remainder of 2010 we can expect more of the same, although it is yet to be seen how far and deep the trend will continue.
