Focus on Sussex County!
This issue will focus on communities in the southern part of Delaware. Did you know that there are only 3 counties in Delaware? New Castle County is the furthest north, Kent County is in the middle, and Sussex County begins in the middle of the town of Milford and extends to the Maryland border on the west and the south. With the Delaware Bay and the Atlantic Ocean on the East Coast and the Chesapeake Bay to the West, the temperature and overall weather can be more moderate here on any given day.
Before Delaware was "discovered" as a great place to retire, the beach towns in Sussex County were always a popular place to vacation or spend the summer. Many of those "beach homes" became retirement homes naturally and that trend is growing as Baby Boomers begin to retire.

When you look at listings of homes for sale in a community like Bay Crossing, with both "to be built" homes and existing homes, it can be hard to compare the prices. All new construction, to be built homes in Coastal Delaware are listed at the Base Model price.

When you see a new home listed for $329,900, it most likely sold for around $380,000 or more once the final selections have been made. When you add in the gourmet kitchen, the upgraded flooring, perhaps a luxury bath in the owners' suite, you can understand better the average sales price in a community like Bay Crossing.
