As much as I love the warm weather and summers here at the beach in Delaware, I come alive after Labor Day. It still gets as high as the 80s during the day, but the evenings are crisp and cool and there is so much to do. That might be one of the questions I am asked most often by our Buyer clients:

"What is there to do when summer is over?" I always tell them "More than I ever have time to do!" and that's the truth.  Did you miss the Rehoboth Beach Jazz Festival? What did our Buyers Buy in 2011?

 

More than 90% of our Buyer clients are 55 and over so you might think that most of them buy homes in an Active Adult Community restricted to those 55+. Toward the end of each year I like to look back and review what they actually did buy.

New Homes at The Peninsula!  

 

Last night I joined a group of REALTORS at The Peninsula to see the new homes being built by SCHELL BROTHERS. Chris Schell, the President, brought us up to date on the state of the housing market both nationally and locally right here in Coastal Delaware. He confirmed what we all know - this has been the worst housing recession ever, but at least here the worst is over and the numbers prove it. The he proceeded to tell us about the new homes they are building at The Peninsula, starting at $499,000. READ ALL ABOUT IT!  

Will your home appraise?

I am not an Appraiser, but I just completed 99 hours of Broker training and we spent days studying the methods an Appraiser will use to estimate the market value of your home.  In today's market Buyers are buying the way Appraisers are appraising and very few are willing to pay more than appraised value for your home.

How do you price your home to sell in this market?
  • First, you sit down with your Listing Agent and review recent sales of comparable homes.
  • Then, you have to be willing to listen and price your home properly. 

What is your choice? Either price your home to sell or decide to stay where you are for now.

 

In a slow market, what do you do when there have been no comparable sales in your neighborhood or surrounding area? That's the challenge facing many sellers and their listing agents today. Learning more about how Appraisers do their job can be useful.

Delaware is set to create world-class pathway network!

Delaware is embarking on the creation and completion of 19 bicycle and pedestrian pathways over the next two years.

In Sussex County, the plan prioritizes development of a rail-to-trail path from Georgetown to Lewes and Cape Henlopen State Park; Junction and Breakwater Trail upgrades along Gills Neck Road toward Lewes and toward Route 9; extension of the Gordons Pond Trail linking northern and southern segments of Cape Henlopen State Park; and creation of the Assawoman Canal Trail in partnership with the towns of Ocean View, Bethany Beach and South Bethany Beach.
