Four Seasons at Silver Maple is now Selling in Middletown! The Jasmine Model shown to the left, one of the most popular homes in other KHovnanian communities like Nassau Grove is one of the homes to be built at Silver Maple. We have met with the community staff and we have all the details. We look forward to introducing you to the possibilities at this new community in the northern part of the state. In Delaware, we say that Middletown is "below the canal", but it is very convenient to Wilmington and the Brandywine Valley with so much to do on a year round basis. Jason asked me to tell all of our clients that it is being built right near this gorgeous pond that you pass on your way to the model homes. Hidden Fees

 You know about the monthly HOA fees, but there may be others. We all know that an active adult community with a pool and a Fitness Center will have a monthly fee. The larger the clubhouse and the more amenities included, the larger the fee - but not always. What affects the fee can depend on the size of the community as well as the location. Here are some other cost drivers: - An Indoor Pool
- Exterior Maintenance like lawn cutting, mulching and snow removal
- A large ballroom and multiple game rooms
In general, a 6,000 square foot clubhouse and outdoor pool will mean a smaller fee that the community with a 20,000 square foot clubhouse with a state-of-the-art fitness center and an indoor pool. But, there may be other fees as well. We have the facts about each community. |

 That is a concern and it is worth research before buying into a new community. Trust is difficult today and we have all heard horror stories about the ones that did not go well.
As your Buyers Agent, we will make sure we inform you about known problems in any community you are interested in. If there are lawsuits against the builder or the developer, we will make sure you know the details before you make a purchase decision. This is just one reason why it is so important that you work with a Buyers Agent who has your back.
Delaware will aggressively pursue any builder or developer that does not provide what is promised.
