The Pot of Gold is Back!
Yes, we just went through a recession, and many would argue that several pieces of the economy are not exactly looking "rosie". However, as we have now transitioned into home buying season, I have welcomed the return of the February or March "bonus" that used to get paid in the financial and professional world, or the distribution that is usually taken by my self employed clients. In the last 3 years, these bonuses have been delayed or smaller than usual as everyone has "tightened the belt". However, this year I have seen a return to normalcy, and these clients and prospects are getting a bonus again, and are taking a distribution out of their company because they made money again in 2010.
What do most people do with that bonus, especially if they have been waiting to get back to normalcy and living lean for a few years? Historically they have used that money for a down payment on the next home (and maybe their last home) - They will be waking up to an environment where the residential financing will not be as "simple" as it was when they bought their previous home in 2004 or 2005, and at this point they may not think they can get financing at all.
I promise to make it as painless as possible, and the good news is that money is inexpensive and its available again for these qualified people. When you are talking to these prospects, clients, etc, if they have a new home on the horizon please get me involved early and I will make sure their dream home becomes a reality!
