 ALL MEMBERS Must Complete the Quadrennial Ethics Requirement by DECEMBER 31, 2012
All licensees are required to have completed the 2.5 hours of Quadrennial Ethics Training mandated by the National Association of REALTORS® (NAR) by as of December 31st, 2012. This is a requirement that all licensees must meet every 4 years, and is separate from the new CE Requirements. However, there are a few ways in which you can earn CE Credits and meet the Quadrennial Ethics Requirement at the same time! - Online - Visit RealSource ACE Program and take the course online for free. This will fulfill your Quadrennial Ethics Requirement and in addition will give you 2 Ethics CE Credits. For help logging in, registering, and taking this course, download the instructions here.
- Live Classes- RealSource is offering a few live classes which are free to members. These classes will fulfill your Quadrennial Ethics Requirement as well as give you 2 Ethics CE Credits and 1 Core CE Credit.
- July 31 at the Ridgewood Library, 9:00am - 12:30pm. Class is full, REGISTER FOR WAITLIST HERE.
- September 21 at FDU, 9:00am - 12:30pm. There are only a few seats left, REGISTER HERE.
- We will be adding additional sessions before the requirement deadline, please check our classes and events section of our website and be on the lookout for emails about these sessions.
Only local boards/associations can approve courses for the Quadrennial Ethics requirement. If you see a course being promoted by a school or outside vendor as qualifying for CE and the Quadrennial Ethics requirement, you should contact RealSource prior to taking this course to ensure the board will give credit for this course towards the Quadrennial requirement.

Now Accepting Applications for:
RealSource and NJAR® Good Neighbor Award
RealSource Association of REALTORS® and The New Jersey Association of REALTORS® (NJAR®) are seeking nominations for the 2012 RealSource and NJAR® Good Neighbor Awards. The program recognizes REALTORS® who have made an extraordinary commitment to community service on the local, national and/or global level.
One winner from RealSource will be chosen and will be honored at our Annual Membership Breakfast. Applications will then be sent to NJAR® where 3 Winners will receive a grant in the amount of $2,500 for first place, $1,500 for second, or $1,000 for third place for the charity organization of their choice. All NJAR® winners will be recognized in the January/February issue of New Jersey REALTOR®, on www.njar.com, receive state and local publicity, and an award signifying their contributions. All three NJAR® winners will also be announced in December during an awards ceremony at the Triple Play REALTOR®Convention and Trade Expo in Atlantic City.

REALTOR® Emeritus Status
Let us know if you have been a REALTOR since 1972 or earlier!
Any person who has held membership in the National Association as a REALTOR®, REALTOR-ASSOCIATE®, or a combination of both, for a cumulative period of 40 years in one or more Associations of REALTORS® is eligible for REALTOR® Emeritus status.
Upon approval by the Board of Directors of the NATIONAL ASSOCIATION OF REALTORS®, no further payment of dues is necessary to the National Association by the Member Association of which the REALTOR® Emeritus is a member.

 New Jersey Has Highest Mortgage Down Payments in Nation, Analysis Finds
The Garden State's average down payment is 13.76 percent, which is higher than the national average by 1.5 percent, and edging out averages in Washington D.C., New York, Hawaii and California. Have You Heard? There is No National Home Sales Tax
In response to numerous e-mails and rumors circulating around the Internet concerning the federal health care law recently upheld by the U.S. Supreme Court, we remind you that there is NO 3.8% national realty transfer fee (RTF) or home sales tax contained in this law. Please visit NAR®'s website
for the correct information on the rumors and misinformation being spread that a national RTF was created in the health care law. These rumors are false. An across-the-board RTF or home sales tax DOES NOT exist in either this or any other law.
As part of the new health care law, a 3.8% Medicare tax was enacted on net investment incomes for certain households (for individuals earning over $200,000 a year and couples earning over $250,000). Furthermore, the 3.8% tax DOES NOT apply to all capital gains from a home sale. The tax only applies if the gain from the sale is over $250,000 for individuals or $500,000 for couples. If the amount from the sale as a gain is less than these amounts, the 3.8% tax DOES NOT apply. In addition, if the provisions of this law are met and the tax is to be applied, it will not do so until January 1, 2013, when the Medicare tax is scheduled to take effect. More...
