Moved, Seconded & Carried: Board Meeting Highlights
 At their August 2011 meeting, the Board of Directors took the following actions: 1. Approved the minutes of their May 19, 2010 meeting. 2. Acknowledged their receipt and review of the May - July 2011 financial reports subject to fiscal year end audit. 3. Determined to write off as bad debt uncollected assessments from an owner whose home was foreclosed on by the lender. 4. Approved subject to clarification on any spending limit the installation of one additional speed hump on Fahey Drive and the replacement of the two humps at the stop signs on Little and Maertzweiler with 10' long humps that are now available. 5. Approved the new fiscal year budget beginning November 1, 2011 keeping monthly assessments at the current rate of $40.00 per month. 6. Determined that the overall work done on the asphalt repair and road slurry seal project was acceptable and authorized payment to the contractor. The next meeting of the Board of Directors will be held on November 17, 2011.

2011 - 2012 Fiscal Year Budget Approved
 At their August 2011 meeting, the Board of Directors approved the annual fiscal year budget for the Association for the year beginning November 1, 2011 through October 31, 2012. Monthly assessments will continue at the $40.00 per month level. The Board believes that although the budget will be tight, there will be no need to increase assessments at this time. The Annual budget mailing which will detail specific information on the operating costs and reserve savings of the association will be completed in September.

Plan to Paint Your Shutters & Front Doors

Owning a home means that you need to keep up the maintenance on it.
Over the last several months, the Association has alerted owners of the need to evaluate the status of their home and whether or not it requires painting and cleaning of cobwebs.
The Association will now commence notification to owners where an evaluation of condition of their wooden shutters and front doors has been determined that they are in need of being repainted. Repainting the same color does not require architectural approval.
But remember if you are going to make any exterior changes to your home including a change in color, you must obtain approval from the Design Review Committee first. Please contact Gricelda Ayala at South Coast Property Management for an application or download it from the community website. |

The Board of Directors hopes this newsletter helps you keep up to date on information on your neighborhood and looks forward to using it as a important communication method. Cast Your Vote In The Annual Meeting
The Annual Meeting of Members for the purpose of electing homeowners to the Board of Directors will be held on Thursday, September 15, 2011 at 6:00 p.m. The meeting is held at the Alta Vista Country Club.
Owners were previously mailed ballot information. If you have not taken the time to vote please do so as soon as possible. Voting is simple, complete you ballot, insert it in the white envelope, insert the white envelope into the blue envelope, complete the outside of the blue envelope and stick it in the mail. Postage is already included. The Association needs to receive 54 ballots either by mail or homeowners attending the meeting and registering in order to acheive a quorum. As of this newsletter, only 27 homeowners have taken the time to send in their ballot. Failure to mail in your ballot will result in increased costs to the association to hold an adjourned meeting and could result in a increase in your monthly assessment. If you lost you ballot, please contact South Coast Property Management. |

Association May Install Additional Speed Hump
In an continued effort to reduce speeding and the running of stop signs, the Board of Directors have approved the installation of an additional speed hump on Fahey Drive pending determination of any spending limit on the association. The exact location is currently being determined by the Board of Directors.
These speed humps are of a type that are manufactured and anchored into the street. The board will continue to make an evaluation of their continued use and/or installation of additional humps in other locations. Owners and residents are reminded that Alta Vista South is a residential area and the association speed limit is 20 mph. Unfortunately while certainly not the majority, there are enough individuals who exceed that speed limit and/or roll through stop signs that for community safety the board felt this action was warranted. |

Go Green! Through the New "Members Only" Section of the Website
The Board of Directors and South Coast Property Management are pleased to announce a new "MEMBERS ONLY" section of the community website located at www.altavistasouth.org
The new "Members Only" section will allow homeowner to access association documents, submit service requests on line and then track the status of those requests; change your contact information; check calendar and event information; register for online statements and pay your monthly assessments on-line. To access the new "Members Only" section of the website follow these instructions: 1. Go to www.altavistasouth.org and click on the "Members Only" button. 2. Under the Sign-In menu bar, select Register. 3. Fill in the required information and click the register button. 4. If you have provided South Coast with your email address, you will be asked to verify the address we have for you. If you have not, you will then be requested to provide your email address. 5. Submit your email address and your user name and password will be emailed to you. Use that user name and password to then log into the "Members Only" section of the website. After you have registered, you can if you desire change your password setting. If you need assistance, call Gricelda Ayala at South Coast Property Management at 714-444-2602. ELECTRONIC BILLING STATEMENT: You can now get your monthly billing statement via email. Register for the new "Members Only" section of your community website and when you've done that select the "Receive Electronic Billing Statement" option from the Resident Services Menu, complete and submit the required information and you'll receive your monthly billing statement via email. ONLINE PAYMENT IS HERE: You can now pay your monthly assessment online rather than writing a check. Register for the new "Members Only" section of your community website and when you've done that, select the Pay Online option from the Resident Services Menu. You'll need to register some information one-time to use this service, but you can then make your payment each month electronically! "E"-NEWSLETTER: South Coast now sends the Association newsletter online. Make sure we have your email address so you can receive the newsletter and other important association communications on-line.

Alta Vista South Happenings
 The Board and the Association are here to make the community a great place to live. Here's general news in the community. BRAIN TEASER Because sending a newsletter that isn't read is of little use, this section includes a brain teaser. The first person to email South Coast Property Management at scott@southcoastpm.com with the correct answer will receive a $1 Lotto ticket . This issue's teaser is: What is the longest pair of English words that are pronounced exactly the same but share no letter in common? The answer to last issues teaser was: "Sunglasses". Marie Rhorbacker submitted the correct answer. Who will win this month's chance at millions? NO PARKING ON STREET SWEEPING DAYS Remember the 1st & 3rd Thursday of each month is street sweeping day in Alta Vista South. Parking on the street is prohibited from 9:00 a.m. to 1:00 p.m. Vehicles parked on the street will be ticketed and after three ticket violations, vehicles will be subject to towing. Help Alta Vista keep the streets looking nice by not parking on the streets during these days and times. BE A GOOD NEIGHBOR AND BE "PET SENSITIVE"
The Alta Vista South rules and regulations provide in part the following regarding pets residing in the community. While in the common area, pets are to be kept on a leash held by a person capable of controlling the animal. Pet droppings in the common area are to be picked up by the owner immediately and disposed of properly. Additionally, owners must prohibit their pets from creating a disturbance or nuisance for your neighbors.
Unfortunately, some owners are allowing dogs to run of leash and not picking up after them. If you are aware of this please report it via the violation form on the community website or by email or phone message to the management office.
Additionally, you need to be sensitive to your dog barking and being a noise nuisance. If this is a problem again report it to the management company via the website and contact the City Animal Control Department to register a complaint. Enjoy & love your pets, but please be responsible and don't allow your pets to become a neighborhood problem.
