Greetings!

We hope that early 2010 finds you well.  As the new year is now in full stride, we are excited about the prospects for the real estate market.  It appears we have survived the worst of it - especially when we take time to think back about just how difficult 2009 truly was.  The crisis of confidence that shook the foundation of home ownership was unprecedented as the first half of the year resulted in some of the lowest sales levels and prices in recent memory.

As we write this it appears that some level of stability is returning.  Government incentives should keep first time buyers and some repeat buyers active in the market through the first portion of the year.  Stability in the financial markets should yield low interest rates that enable the many home buyers, who have delayed decisions, to become active in the market again.

Unit volume is much improved from last year, providing prospective sellers the with opportunity to move on (literally and figuratively) albeit at below record prices of years past.

We do see the current market as an opportunity to bring well priced homes to the market for sale. We also see value creation for buyers who can bring confidence and liquidity to the transaction.

For those of you interested in the details, are you familiar with the Emerging Trends Real Estate report published by Price Waterhouse Coopers?  For the last 31 years they have prepared the most highly regarded annual industry outlook for the real estate and land use and includes interviews and survey responses from more than 900 leading real estate experts, including investors, developers, property company representatives, lenders, brokers and consultants. We have the 2010 report available.

Emerging Real Estate TrendsBut be prepared - the report is not for the faint of heart.  It is comprehensive and 82 pages long.  No, that is not a typo - it takes analysis to an art form.

Some quick summaries from the report include: Surveys indicate that 2010 will be the worst time for investors to sell properties in the report's 30+ year history, but will offer a much-improving environment to buy for those with cash.

Metro market prospects decline from coast to coast, but investors expect the nation's premier 24-hour gateway cities to weather the ongoing turmoil better and recover more quickly than most interior locations and secondary cities.

Value losses will be mitigated somewhat in the top-tier markets as institutional and foreign buyers look to acquire prime assets, keeping prices from free fall.  Cap rates in these cities will rise close to or above historic norms from the unsustainable low levels of recent years.
