Project Planning
Planning a project before starting helps to insure a successful outcome. The first task in planning a project around your house is to make a list of priorities - keep in mind not only today's needs but future needs and goals. After you have complied your list decide which items you can complete yourself and which you will need to bring in professionals to complete.
If you decide to complete some of the projects yourself the next step would be to investigate building regulations in your municipality (if you are hiring someone they can help you with this process). Calling the building department can help you determine the permit, historic, and zoning regulations that may pertain to your project. Be prepared to show pictures of what is existing and sketches of what changes you are proposing along with the materials if there will be any changes from the existing.
If you decided you do not have the time or expertise to complete the project yourself hiring a professional contractor is the answer. When deciding which contractor to hire make sure you understand the estimate and contract. If the project is large or will require a major change to what is existing make sure that the drawings of the work to be completed and specifications (scope of work, materials, and construction methods) are explained clearly to your satisfaction. If you are comparing estimates make sure that all the specifications and scope of work are the same so that you are comparing apples to apples. A good resource for determining the correct treatment of various historic building challenges is the Secretary of Interiors Illustrated Preservation Briefs - available on the National Park Service web site.
