Verona's Business District Advisory Committee!

The Verona Business District Advisory Committee (BDAC) is now well underway with beginning its mission to enhance downtown development in Verona. The committee includes: Louis Tumminello, Organization Chair; Mike Vento, Architecture & Design Chair; Patricia Tumminello, Business Development Chair and Kathi Ferguson, Community Life Chair.
 
The committee is pleased to have Louis Tumminello serving as the Organization Chair.  In this capacity, Lou is charged
with chairing the action-oriented, downtown revitalization committee that has been officially appointed by the Verona Borough Council. Lou has lived in Verona for five years. He had a Warehousing business for ten years prior to retiring. Currently, Lou works as a limousine bus driver. Lou also serves on the Planning Committee in Verona and is happy to be able to help out the Verona community in this new initiative as a member of the Verona BDAC.

Kathi Ferguson is serving as the Community Life Chair. In this capacity, Kathi, along with other volunteers, works to create opportunities and events that bring people into Verona's business district on a regular, ongoing basis.  Kathi has lived in Verona for 40 years and is a retired teacher. She has served on Borough Council and is the co-author of "Verona, Then and Now". Kathi is interested in serving on the Community Life committee because she feels that "Verona has great potential and we need everyone to help reach that potential. If everyone does a little, a lot will be accomplished."
 
Mike Vento is serving as the Architecture & Design Chair.  In this capacity, Mike is charged with leading activities related to developing and maintaining the streetscape program; protecting and improving the character, scale and quality of buildings and facades; and encouraging and maintaining high-quality business and public signage. Mike is a self-employed owner of Jessie Co., Inc. which is a commercial and residential contractor employing 7 people. He resides in Penn Hills.  Mike has been in Verona for 4 plus years. Mike and his wife purchased a building in Verona three years ago and have been remodeling their property. Mike's in-laws are the owners of Eiler's Hardware. He is a board member of the Verona Chamber of Commerce, a member of the Alternative Board, and a member of St. Joseph Parish, Verona.  Mike is interested in serving on the Verona BDAC to "bring vibrancy back to Verona with a guided path so that we can restore a nice, safe and contained town."
 
Finally, the committee is happy to have Patricia Tumminelloserving as the Business Development Chair.  In this capacity, Patti is charged with leading activities related to retaining and supporting valued downtown businesses; and striving to attract businesses that best serve the community's needs.  Patti is a gift shoppe and boutique owner in Verona. She was born and raised in Verona. Although she moved away for awhile, Patti has lived here about 40 years. She is in her fourth year of business in The One Block Gift Shoppe here in town.
 
Patti is also on the Board of  the Verona Chamber of Commerce, VIP (Verona In Progress), Verona History Committee, and Verona Flower and Garden. She says that, "Since I was raised in Verona and graduated from Verona High School, I know what it was like and what we had here. Now there's the opportunity to bring that back, plus make it better."

DowntownProperties.net is a new business recruitment tool being offered to communities by Town Center Associates.  The website is a central source of information of properties available for sale or lease in your downtown.  Properties in the business district can be listed on DowntownProperties.net at no charge to building owners and/or real estate professionals.

Concerts at the Gazebo Summer Series
Hosted by the Verona in Progress group, the concerts will be held at the Gazebo parklet next to the Borough building.  Everyone is encouraged to bring a picnic basket, blanket or lawn chair. Concerts are FREE; beverages will be available for purchase.

Downtown Façade Restoration Assistance
 
The Redevelopment Authority of Allegheny County (RAAC) is offering assistance to business owners and building owners who wish to make physical improvements to their building façades through the Allegheny Restores Program.
 
The following criteria will be used to determine whether an applicant is eligible for a façade renovation grant. 
  • LOCATION: Businesses must be located in an Allegheny Together community that is in year two or beyond of the program. Projects located within the core business district boundary will be given priority. 
  • TYPE OF BUSINESS: Eligible businesses include commercial establishments with street-level storefront entrances.   
    Note: Preference is given to structures fifty years old or older.
  • OCCUPANCY:  Unoccupied buildings are eligible, but buildings currently occupied by eligible businesses will be given priority.  Owner occupancy is not required; approval of tenant-initiated projects is contingent on the property owner's agreement to adhere to program requirements. 

 Eligible Activities Include:

1. Architectural Services
2. Improvements to the Façade of an Existing Building Examples include:
-Repointing and cleaning brick
-Painting walls and trim
-Repairing or replacing woodwork or other decorative architectural elements
-Installing canvas awnings
-Fabrication and installation of signage
-Installation of exterior lighting
-Restoring or rehabilitating an existing storefront
-Removing incompatible or historically inappropriate exterior finishes
-Replacing or repairing windows and doors
3. Construction of the Façade of a New Building, where the design of the façade is compatible with existing architecture in the business district.
4. Roof repair is not eligible for this program.
 
The next round of applications is due by September 25, 2009.

PHLF Update 

The Pittsburgh History & Landmarks Foundation (PHLF) has just submitted our preliminary planning and analysis work to the Verona business advisory committee. This includes a strategic plan, market research, a traffic and parking survey, a zoning and code review and design guidelines. These documents are meant to help guide the short and long term revitalization of Verona's traditional downtown business district. We are optimistic about Verona's prospects and believe that Verona has many valuable assets to build on. Some of the planning highlights include:

The core 700 block of Allegheny River Blvd. is a critical asset, with a mostly intact street-wall of handsome historic buildings.  We recommend a sustained effort to strengthen this core block, including a focused facade restoration initiative to bring back the original character of the building facades, and a targeted business recruitment effort to fill key vacancies;

We also recommend working to expand the footprint of the downtown fabric, which is mainly limited right now to the core 700 block of Allegheny River Blvd. so that a livelier main street experience can take root in adjacent commercial areas of downtown Verona, such as East Railroad Ave, as well as along Center and South avenues;

Downtown Verona is home to several iconic buildings, including the former PNC building on Allegheny River Blvd and the Mason's building on Center Ave.  Identifying a new use for the PNC building is a top priority, along with making sure that these and other notable historic buildings are maintained in good condition;

Verona also benefits from a number of strong destination businesses that bring in customers from a wide trade area, including Dirty Harry's bike store, the Blind Side interior furnishings and a concentration of antiques and gift shops. We see an opportunity to build on the bike store customers and river recreationalists with businesses that cater to this demographic.

Finally, our parking supply analysis confirmed that on-street parking in the 700 block of Allegheny Ave. is very tight at peak hours. This is a challenge. We strongly recommend not demolishing any existing buildings in the 700 block of Allegheny River Blvd. to make way for more parking. This core block is downtown Verona's main asset. It is what differentiates Verona. If the fabric of the block starts to get pulled apart, then the strength of the asset will go away. Parking availability along the side streets is ample even at peak hours. Better signage highlighting this would be one immediate and cost effective way to help.

PHLF is looking forward to working with the Verona Business District Advisory Committee and other interested parties as we transition from our planning work to the much harder effort of
implementation. We will stay connected to your work through TCA and will be able to offer our real estate redevelopment and restoration services in the coming months to help achieve these and other planning goals.
