Allegheny Restores Program
Allegheny County Economic Development (ACED) is offering assistance to business owners and building owners of Allegheny Together communities who wish to make physical improvements to their building facades through the Allegheny Restores Program. The next round of applications is due by September 25, 2009. For more information, please visit www.alleghenytogether.com and click on Allegheny Restores under Special Programs in the left hand column. Here you will find program guidelines, a program application, and contact information. Allegheny County encourages you to please call and discuss your project with them prior to completing the application which will enable the County to provide additional support and assistance with program applications.

New Business Recruitment Tool
DowntownProperties.net is a new business recruitment tool being offered to communities by Town Center Associates. The website is a central source of information of properties available for sale or lease in your downtown. Properties in the business district can be listed on DowntownProperties.net at no charge to building owners and/or real estate professionals. Please visit www.downtownproperties.net for an easily accessible listing of property availability in Allegheny Together communities as well as other downtown-based Western Pennsylvania communities. If you have a property located in your community's downtown which does not already appear on the site and you would like to have it listed, please call Town Center Associates at 412-577-7447.

PHLF Update
Pittsburgh History & Landmarks Foundation (PHLF) is nearing completion of our planning and analysis work for Bridgeville, which is part of our contribution to your first year downtown revitalization effort. This includes a strategic plan, market research, design guidelines, a traffic and parking analysis, and a review of your downtown zoning. PHLF staff will be out to speak directly with your business district advisory committee about our conclusions and recommendations. We want to get your input and to make sure these foundation documents are as helpful as possible in your long term efforts. The draft Bridgeville Strategic Plan focuses on ways to transform how the central business district functions. Right now, there is a tendency for the downtown to function as another in a string of strip malls along SR-50, one that is heavily auto dependent and destination specific. Instead, we envision downtown becoming home to a more diverse retail offering and the center of energy for the broader community. It should be the established gathering place where people come to meet, shop and enjoy themselves as they walk the sidewalks and down to Triangle Park. The strategic plan details out six strategies to help achieve this vision: 1. Better balancing retail and professional services 2. Pedestrian improvements and traffic calming 3. Connecting disparate sections of downtown 4. Design and streetscape improvements to visually unify downtown 5. Real estate development and restoration 6. Converting more vehicular traffic into customers Our market research indicates that there is a significant disparity between the demographics within a one mile drive time of downtown Bridgeville and the demographics within a 5 and 10 minute drive time. The larger market area shows signs of affluence not seen within the 1 minute drive time, including high levels of household income, low population loss, and high home ownership rates. This points to challenges within the 1 mile drive time but also to an opportunity to leverage an affluent potential customer base that is within easy driving distance of downtown. Finally, PHLF made an extra effort with Bridgeville's Traffic and Parking analysis by bringing in Wilbur Smith, a major transportation engineering and planning firm based in Pittsburgh, to take a look at potential traffic calming measures along Washington Avenue through the central business district. They offer a range of possibilities including a landscaped median through downtown on Washington Avenue where turning lanes allow, as well as installation of a traffic circle at the intersection of Washington Avenue and Bower Hill Road, an ambitious but also an intriguing idea.
