Green Biz Highlight
Located: 24 Bellam Blvd. San RafaelJoined Chamber: 1994Certified Green: April 2006
"For us, going green started with an idea that grew, one step at a time. We realized that we need to respect our planet or suffer the consequences. After fully investigating the alternatives, Bellam Self Storage & Boxes went solar. In 2009, we cut the cord and removed all gas appliances from our facility. Our solar installation continues to produce more power than we use. Also, the boxes and moving supplies we sell are made with recycled materials. We breathe easier knowing we can be productive without damaging the environment. Thank you to our customers, tenants, and staff for their part in our evolution as a green business."

Office Equipment Tips to Slash Your Energy Use
IT and office equipment can run as much as 25 to 50% of your electricity bill. That makes it a major expense and source of your organization's carbon footprint.
Here's how to save money and lower your environmental impact:
- Conserve energy and reduce heat gain - turn off computers, monitors, printers and copiers during non-business hours.
- Save energy during periods of inactivity - activate the built-in power management system for your office equipment.
- Opt for an energy-efficient screen saver - look for one compatible with the computer's power management features, and a setup option that allows the system to go into power saver mode.
- Use a laptop computer - according to E-Source, using a laptop instead of a desktop system can save 80-90% in electrical cost.
- Choose ENERGY STAR products - the ENERGY STAR office equipment program promotes energy-efficient computers, monitors, printers, fax machines, scanners, copiers and multi-function devices that automatically power down during extended inactivity. Expect energy savings of 50% or more.
- Install plug load controllers - control multiple loads like monitors, task lights and fans in cubicles. These devices use a motion sensor that is incorporated with a plug load surge suppressor.
- Specify ENERGY STAR equipment - when purchasing or negotiating a contract for new vending machines, request ENERGY STAR machines. They incorporate energy efficient compressors with refrigeration and lighting controls to save 30-50% in operation costs.
- Buy from suppliers with recycling and takeback programs - minimize equipment in the landfill and keep toxic e-waste materials like mercury and cadmium, commonly found in electronics, out of the water supply or the hands of e-waste scavengers.

Invest in Preventative Maintenance and Save
Preventative maintenance (PM) for building systems is one of the most cost effective and overlooked processes for small and medium-size business and building owners. Building systems include HVAC, lighting (overhead, task and emergency exit) and water (hot water heaters, faucets, landscaping).
Just as we regularly change the oil and filter in a car to avoid a blown engine, building systems need regular maintenance. Without a robust preventive maintenance program, you can only address issues as they arise. This means the efficiency and long-term health of your building components are being compromised, which costs you more in the long run.
Benefits of preventive maintenance
- Real cost savings and better energy efficiency
- Increased comfort and productivity for employees and tenants
- Improved equipment life and reliability
- Less system downtime and fewer unexpected failures
- Limit liability
- Assist with insurance underwriting
- Preserve overall asset value
A PM program should be customized for each specific business or building. Like work on a car, maintenance should be performed periodically, by competent contractors. When repairs and upkeep are complete, ask for a thorough documentation of your contractors' work. How to start a PM program Begin with an inventory of accessible mechanical, lighting and water systems or components located in your building and on your roof. Where available, list the model number, age and relative condition of the equipment. Also include an assessment of the estimated energy efficiency and remaining life of each machine, which can be used as a tool for future budgeting and decision making.
For each component, you'll want to list the manufacturers' recommendations for required maintenance and tune-ups. Show monthly, quarterly and annual tasks to be completed. Follow the maintenance schedule and you will keep your system operating efficiently, while you save money every year.
