"I just wanted to thank you, Brace, and your very capable team for all your hard work in selling our house - again and again! Krista Eull took great pictures, handled problems and twice delivered very difficult news to me with grace and understanding. Cindy Ashley was very helpful in advising me as far as fixing things and negotiating. We are very happy and continue to get settled in our new townhome. So, thanks to you all for helping us move ahead with our lives. You're all great!"

Welcome
When we think of November, we think of Thanksgiving. A time to be with family, friends and loved ones - eating great food, watching football and, of course, that post-turkey nap.
This Thanksgiving Day, let's reflect on the many blessings that life has brought us and remember what we truly have to be thankful for.
Have a safe and happy Thanksgiving!

6 lowball-offer errors home buyers make
Increase your chances of buying a home for a steal
By Amy Hoak, MarketWatch
CHICAGO (MarketWatch) - For some home sellers, it was a long summer without a home sale. That means this fall, some buyers - smelling the desperation - may be able to cut a better deal.
"Sellers who had their homes on the market all summer are anxious to move on, especially before the holidays hit," said Bill Golden, a real-estate agent with ReMax in Atlanta. The closer it gets to the holidays, the more anxious unsuccessful sellers can become, he said.
Other sellers will choose to let their listings expire and try again next year. They, too, may be willing to make a deal in order to sell their properties, even if they're no longer actively trying to sell their place, said Patrick Carlisle, chief market analyst for Paragon Real Estate Group in San Francisco.

Home Prices Fall in Nearly 75% of Metros
Real estate news and analysis from The Wall Street Journal
U.S. home prices fell in nearly 75% of metropolitan areas in the third quarter and the national median price dropped as the housing market showed renewed weakness in the second half of the year.
The median price for previously occupied homes sold in the July-September quarter fell compared with last year in 111 out of 150 areas tracked by the National
Association of Realtors, the trade group said Wednesday. Prices rose in 39 metro areas.
The results were roughly even with the second quarter, in which median prices fell in 109 out of 151 cities tracked by the real estate trade association. The national median price for single-family homes sold in the third quarter was $169,500, down 4.7% from the same quarter a year earlier.
