Foreclosure freeze on its way for the holidays

In an effort to alleviate stress this holiday month, many of the largest mortgage holders, including Freddie Mac (FMCC) and Fannie Mae (FNMA), are saying they will refrain from evicting borrowers in default during the two weeks on either side of Christmas. Those two companies are stopping all foreclosure evictions on mortgage loans that they own or back from Dec. 20-Jan.3. Bank of America has a similar policy but only for loans held in their investment portfolio, or loans that are owned by investors who give the bank authority to temporarily hold off on foreclosure sales. Some of the big private banks will not be initiating a holiday freeze because they are already in the unique situation of moratoriums having been placed due to the robo-signing scandal. Banks are typically repossessing about 100,000 homes a month these days, so the temporary eviction halt could affect quite a few borrowers currently in default. Evictions arrive at the final stages of the foreclosure process, after the bank takes possession of the home or after the home is sold at foreclosure auction. This freeze will offer many borrowers a brief but welcome break at a time of year when the notion of good will is profoundly felt by all.

If you are going to spend top dollar for a house, you want a golden goose and not a turkey.

Now, that doesn't mean the house has to be perfect. You are going to spend some money after you move in -- industry experts say an average of $6,000 within the first six months -- but wouldn't you rather focus on new curtains, paint and additional storage than on a furnace or a new roof?

Although sellers cringe merely at the mention of it, and some residential builders continue to set up obstacles to it, you should not forgo a professional home inspection by a reliable inspector.

By reliable, we are talking about inspectors who belong to associations that establish strict requirements for membership, including professional experience, as well as standards for inspection.
