Budget Season is here!   

 

 

If your Association is operating on a calendar year, this is the time of year to begin to prepare budgets for 2012.

 

A budget is a key management tool for planning, monitoring, and controlling the finances of an Association. It helps the Board of Directors in projecting expenses for the upcoming year as well as provides control over day-to-day operations. It can also indicate how much money needs to be collected from the unit owners and monitoring expenses for upcoming projects.

 

The Board of Directors, Property Managers and Accounting department of your management company are significant players in the process of preparing a budget. Collaborating with these various team members can help develop a budget that reflects priorities for the entire Association.

 

There are two main sections to the budget:

  • Revenues (ex: Maintenance fees, Operating Interest Income, Laundry Income, etc.)
  • Expenses (ex: General & Administrative, Utilities, Contracted Services, Special Projects, etc.)

 

Take into account the previous year budget as well as the most recent monthly financial income statement. Also, be aware of any new contracts you may want to bid out or any upcoming projects your Association may be interested in (painting, upgraded irrigation, landscape enhancements, etc.)

 

To help ensure an accurate budget, have your Property Manager check the costs of utilities and other contracts (electric, water, trash removal, etc.) to see if any increases are in the works or if any savings can be attained. Be sure to account for any increases in your budget.

 

Seacrest customers can take advantage of our Landscape and Construction Division resources by obtaining a scope of work for a particular project along with an estimated cost of work to be preformed. Call your Property Manager to schedule an estimate.

Leslie Guerrero joined Seacrest Services in 2005 as Director of Human Resources, overseeing employee recruitment, retention and benefits. After a successful career in corporate America, Leslie became well versed in organizational development with an emphasis on management and employee relations. A native Floridian, Leslie lives in Lake Worth with her husband, Joe, and three sons, Michael, Mathew and Joseph.

The Human Resources Department currently oversees the recruiting, benefits, policies and employee relationship of 600 employees. 

 

 

HR Director, Leslie Guerrero, focuses on managing the department with positive objectives in mind. Her staff consists of knowledgeable "people persons". Each employee brings compassion, professionalism and understanding to their positions and to our diverse group of employees. 

 

According to Leslie, "Every position at Seacrest is important to the success of our company; therefore every employee is important to me and my team". The recruiting process is handled by Recruiting Manager Ariel. Every employee at Seacrest can anticipate their first day to include safety training, overseen by Safety Manager Gabriel. The wide range of benefits we offer are run efficiently by Jenny. The HR Dept. embraces each experience with gusto and the promise of a long employee relationship.

 

The goal of this team is to continue to bring value and quality to the customers who sign contracts with us and to our employees who come to work for us every single day with the utmost respect in mind.

Seacrest Pest Control Tip 

 

   

Although Bed Bugs are not known to transmit disease to humans, their presence is unwelcome and can cause stress to people. These nocturnal creatures are very hard to detect. They are flat, reddish-brown, oval insects about 3/16-inch long or the size of an apple seed. They become swollen and reddish after a blood meal. You may notice swollen, itchy bites on your skin if you've been bit.

 

Knowing what to look for is the first step in controlling bed bugs. They can be found in tight spaces and dark locations where they can remain hidden. You may be able to find the bugs in bed sheets, box springs, walls, clothing and luggage.  Mattresses and other furniture may also be hiding places for bed bugs. During your inspection, look for:

 

  • Dark spots- (this can be bed bug excrement)
  • Eggs and eggshells (1mm and white)
  • Skins that nymphs shed as they grow larger
  • Live bed bugs
  • Rusty or reddish stains on bed sheets or mattresses caused by bed bugs being crushed.

There are various methods for controlling and treating a bed bug infestation but a pest control professional is able to offer the most effective treatment. Residents should launder any bedding, clothing, pillows, and drapery and dry at a high temperature. Temperatures above 113-115�F kill all bed bug stages. Steaming is one method of control. The high temperature steam kills bed bugs immediately and is ideal for mattresses. Insecticides and fumigation are some other options for treatment. The application is used to kill exposed insects, eggs, and access difficult to reach areas within the home.
