I was recently speaking with my partner's husband Ron Boufford, a Realtor in Connecticut, and he reminded me that the $8,000 or 10% first time home buyers credit requires buyers to close by November 30, 2009. In order to do this, most individuals or couples will have to find the home they want and enter into contract within a few weeks, the beginning of October at the latest. It can take up to 60 days or more to get a mortgage processed and cleared to close. So there is no time to waste if you want to take advantage.
