Our Tip of the Month
We enjoy trying to make sure that your home stays one of your most valuable assets. The best way we know to help you with that is to pass along some simple maintenance tips that most people don't know that could save you thousands of dollars.

Commodes Everyone knows the basic "dos and don'ts" of the commode: don't flush any kind of paper other than toilet paper, if a commode starts to back up you can shut off the water by turning the knob at the back of the commode near the floor - righty tighty, lefty loosey. There are a couple other things to keep an eye on, or an ear out for: see if you can rock the commode back and forth or front to back. If so, you should tighten down the bolts. There are typically two bolts fastening the commode to the floor, which are usually covered by plastic knobs. If your commode sounds like it is constantly running you might need to have a plumber replace the fill valve. You can also open the back of the commode and see if the refill tube goes down into the overflow tube - it should actually hang just above it. If that is not the case, you can try adjusting the ballcock or float cup lower and see if that fixes the problem.

Aging In Place: An Old Concept Needs New Programs Aging in place is a fairly new name for an old concept. Essentially, it is enabling our aging citizens to live at home in their golden and twilight years. To them, there wasn't a name for it; it was just something you did. If your parents and grandparents reached retirement age or became disabled, they lived at home Over the years, the idea of taking care of one's aging family members has fallen to the wayside, and the population of long term care residents increased dramatically. In our new fast-paced society, children often live far away from parents and even when they are close, there simply wasn't time or resources to care for our aging relatives. Now, with the demands upon the sandwich generation, knowing how long to help mom and dad keep their independence and when to help them move to a senior care facility is a gut wrenching decision in which the home's safety is a critical issue. In most instances, keeping the home safe creates a better quality of life. Timing is also an important issue as the financial cost of long term care facilities is soaring. The life savings of seniors must meet the financial needs for a lifetime of care. Aging in place in safe housing preserves assets for future needs. Home Health Agencies sprang up to meet the personal needs of seniors. While many advances have been made in Home Health Care, it only addresses half the needs of those who are aging in place. Medications and direct patient care have reached a high level of efficiency, but the missing element is often the home itself. Social workers often work in conjunction with Home Health Agencies to address the safety concerns of the aging in place elderly. However, professional and dedicated their efforts, they understand the needs of the people, but not the home. They lack both the tools and training to recognize many of the defects such as an unsafe furnace, bad wiring or toxic mold. This is where privatized senior home safety network inspectors can come into play. They can ensure that a home where a senior is aging in place is safe and secure from physical and health hazards. The inspectors understanding of the nature of the defects makes them well equipped to recommend the best corrective measures. Our parents and grandparents lived through extraordinary times. They faced The Great War and The Great Depression. The environment that they grew up in bred a fierce sense of independence in them. The last thing they want is to feel helpless. Aging in place isn't just an option for them-it's a right. It is our duty now, as their children, to do the same for them that they did for their children and parents. Aging in place is an issue of dignity and pride for them. Having lived through the times they did, and having provided for our safety as we grew up, it is only right to provide for their safety as they approach their twilight years.

Home Improvement: Handyman or Tradesman?
To keep home improvement costs at a reasonable level, you have decisions to make.
Electrical work: A licensed electrician can handle anything related to electricity. They cost about $75 to $100 an hour. You should hire one for any basic electrical work or anything that involves new wiring in the walls.
A good independent handyman has less experience but costs only $25 to $50 an hour. He probably has many capabilities. For example, he could not only install a new ceiling fan, he could also paint the ceiling.
Franchises, such as HouseDoctors, charge more but are more likely to insure and bond their crews.
Plumbing: Similarly, the independent handyman could not only replace the faucet or install the toilet, but he could replace most bathroom floors as well.
His work will cost less than that of a union plumber. But for projects that require new pipes or rearranging pipes under the floor, a professional plumber is your best bet.
Heating and cooling: Depending on the handyman's experience, he could replace the thermostat or a thermocouple, but for actual furnace or air conditioning repairs, call a pro.
General contractor or tradesman? Experts reporting in Money magazine say a general contractor will handle everything related to a home improvement project. It's a big help if the project includes several subcontractors. He will mark up their fees by 10 percent or 20 percent to cover his own expenses. |
For Better Mental Health: Do Housework, Gardening or Play a Sport
Digging in the dirt has long been known as a way to relax and "let the world go away." The great thing about fooling around with plants: If it's your yard or garden, you can do whatever you want whenever you want and as fast or as slow as you want.
Now, researchers at the University College in London say organizing your space (not dishwashing or other routines) for about 20 minutes can have the same stress-busting effect.
They found that engaging in a domestic project for just 20 minutes at a time on one to three days a week reduced the odds of psychological distress by 24 percent.
Sports activities showed the greatest psychological benefits and the clearest relationship between increased activity time and greater mental well-being.
Whether a physical activity is on the tennis court, in the garden, or in the house, it reduces mental distress. |
Checking Your Roof After a storm you should always check your roof for missing shingles, missing rain caps on furnace and water heater vent stacks, and natural gas appliances that require vents. You don't necessarily have to climb on your roof to check these out; using binoculars works just as well and is much safer. Make a habit of looking up at your roof whenever you approach your house, either from the front or back yards. This way you will notice immediately if something is wrong. Furnaces are expensive and a missing rain cap on the vent stack can shorten the life of the heat exchanger by more than half. Note that not all pipes sticking up on your roof need rain caps, some of them are plumbing vent pipes.
