Tile Roofs and the Bank Owned Home Often, banks will clean, paint, re-carpet and address other cosmetic issues but rarely pay attention to the roof. In fact, the roof may be the most overlooked component of the home.
Rain is a rare occurrence here and if the roof is not leaking, it must be fine, right? Well...the wind and sun can be brutal, creating a large percentage of roof problems. Winds will shudder and shake tiles, creating cracks and unwanted movement. Small corner chips and hairline cracks are quite typical and generally not the problem but exposed underlayment is no match for the sun.
Patching, replacement and repositioning the affected tiles should be done on a regular basis. Mastic and mineral flashing are also pounded by the suns rays. Periodically refreshing these surfaces is a must. Just like changing the oil on a car, preventative measures and minor repairs will greatly increase the life span of a roof.
