Welcome to my June Miami Newsletter.

Sales of single family homes have soared 72% and condominiums sales are up 51% compared to the first quarter of 2008. While sales prices have fallen overall, the decline in sales price is far less in elegant neighborhoods like Miami Beach, Coral Gables, Coconut Grove and Pinecrest. Investors and first time buyers are seizing these opportunities, which is reflected in strong buying activity over the last 4 months. The greatest number of investment bargains are in the under $400,000 price range, although unbelievable deals can still be had throughout the price spectrum.
The good news: As excess inventory is reduced, prices will come back pretty fast.

Les ventes de maisons et d'appartements ont augment� respectivement de 72% et 51% les quatre premiers mois de 2009 par rapport � 2008. Ces chiffres sont des moyennes, et la baisse des prix de vente est beucoup moins forte dans les quartiers luxueux comme Miami Beach, Coral Gables, Coconut Grove et Pinecrest. De nombreuses transactions immobili�res se sont fa�tes ces quatre derniers mois car les investisseurs ont saisi ces opportunit�s.
Au mois de mai les ventes de moins de $400,000 ont �t� les plus nombreuses, bien que les "bonnes affaires" se situent dans toutes les tranches du march�.
La bonne nouvelle: une fois que le nombre de r�sidences � vendre sera absorb�, les prix remonteront tr�s rapidement.
