(And what does a title company do, anyway?)

Cascade Title moves to a new downtown Vancouver location on August 1, and County Manager Scott Hogan is fired up about it. "This move is going to elevate our already-high level of customer service and convenience," Scott explained, "with a ground floor location that's easy to find, and free parking. I'm excited about the change and know our customers will like it."

People not involved in real estate transactions often know little about a title company's role. What does a title company do?
Cascade Title Company serves two functions: (1) it performs a title search (issuing an insurance policy after closing) and (2) it serves as an escrow agent to close the transaction.

In a title search, a Title Officer (Rhett Hendrickson or Eric Zilm) examines documents that have been recorded (filed) at the county courthouse to determine ownership and encumbrances, and checks taxes, judgments and other matters which could affect the title to the property being sold or refinanced. A title report (called a "Preliminary Commitment for Title Insurance") is produced and distributed to the parties to the transaction. The title report should be carefully reviewed by everyone to make sure that there are no surprises later in the transaction.

Once a title report is done, the Escrow Officer (Tracey Hendrickson, Kim Abendroth Jones or Jenna Day) and assistant (Jessica Bolling) go to work, ordering payoffs for loans or other items to be paid at closing, and selecting and preparing documents to be signed by the parties. If the buyer is getting a loan, the lender will prepare loan documents and forward them to Cascade Title. Once everything is ready, appointments will be made for the parties to come into the Cascade Title office to sign. The buyer and seller come in separately, and the buyer is asked to bring in money, if necessary, in the form of a cashier's check.

Once all parties have signed, and the lender has authorized recording, Cascade Title takes the documents to the courthouse for filing. Once recorded, the monies are disbursed according to the settlement statement approved by the parties, and title insurance policies are issued to the buyer and lender.
