To my Loyal Loft Loving Friends and Clients,
I feel surrounded by opportunity and blessed to work with the clients that call me. The results from our hard work is showing in 7 closing over the next three week:
- The closing for the horse farm in Foster is finally scheduled for tomorrow. This one came after being on the market for 380 days. I guess that there is something to be said for persistence.
- We got an approval on the short sale of Unit 404 in Mile Square Lofts and have a closing scheduled for tomorrow, as well.
- We had clients come in from South Dakota last week to find a new home. After seeing a dozen different lofts in five different cities, they chose Unit 3 in Phenix Lofts in West Warwick. We're already in Purchase and Sale and planning on closing before the end of the month.
- The short Sale approval for Unit 304 in Mile Square Lofts came through this week, and in typical fashion, the seller's lender is requiring that we close by the 26th, so we're focusing on that one for next week.
- A client from Martha's Vineyard, came to see me two weeks ago and we went to see Unit 3B in Eagle Square. He was so impressed that we went right to P&S and are closing in the next week or so.
- In the first week of September, we'll be closing on Unit 403 in Mill at Allendale, and a single family home on the East Side.
My wife and I have been working on our home on Hope Street. Despite my better judgment, we decided not to hire a general contractor. Instead, I'll be working with a master carpenter and hiring the subcontractors independantly. This will ultimately lead to stress and heartache, but will save us $20k or $30K. The demo crew has gutted the basement, old kitchen and some random walls that are being removed. The electrician is working on a new 200 Amp panel and bringing the whole house up to code. The lot is being surveyed to define the completely overgrown boundaries. The plumber is working on a quote for a new heating system and all new plumbing. We will be starting next week on the removal of a giant dead tree and a 1000 gallon underground oil tank that we inherited as part of the deal. All in all, we're having the time of our lives.

Lastly, I have found a new host for my WeLoveLofts.com and LoveTheEastSide.com (to be launched) websites. This company is going to help me provide the service of posting all of the active listings in our favorite niches, sorted to show the most recent updates first, without having to do manual input. This will guarantee a more accuracy, and leave us more time to work with clients and write weekly articles. More in the weeks to come.
